finally closing! USDA rural dev. loan

happy to say hubby and I will be closing on our first home tomorrow afternoon!

It all began very quickly when we looked at a few houses at the end of july. We really liked one and planned to go back one more time before making an offer.  The next day we found out there was another offer {panic mode}... luckily ours was accepted.this house is a perfect starter home for us and the sellers were ready to make this sale happen..

first problem....

we were preapproved and planned to go with a softsecond mortgage. unfortunately after the offer was accepted the bank decided we were no longer eligilbe for the program since our income increased due to my husbands overtime....  so we had to start over with another bank and decided to try the usda rural development.

second problem....

since we live south of new orleans aka hurricane heaven we needed to get flood insurance and elevation surveys done to see if this house was even eligilbe for this program.. luckily it was

third problem....

thank goodness the home inspection and appraisal were both awesome and no real issues came up to jepordize the deal... they just took forever... the usda approval process itself took six weeks and we were finally issued our certificate this tuesday...

 After 4 contract extensions (on a 90 day contract to begin with) and our patience waining we are set to close tomorrow!!! It has been 125 days since we made our offer, over four months of waiting but we are so happy to spend our first married christmas in our first home :D    Overall the rurdav program has been great just be prepared to wait and wait and wait....

  • I live right outside of BR and we bought her house through a RD loan 3.5 years ago. We just put our house on the market. It actually no longer qualifies for a RD loan b/c the flood map indicators have changed recently. So now it is considered below elevation level... It sucks! Where did you guys buy?
