2nd offer was accepted!

To follow up on my post below - we made an offer on a second house (well above listing) and it was accepted.


We are really excited but a little nervous about all the expenses!

For someone that just did it - how much were your closing costs?

  • I went back and looked at our HUD settlement statement, seller paid $4K of our closing costs, we paid $4,029.

    (We did negotiate and make revisions to offer regarding closing costs, seller at first only wanted to assist with $2,500, we negotiated $4K.)

    Did your offer request any closing costs from seller?  

  • Total closing for us was $8,000. But supposed to be $11,000. (We got some discounts from people we knew like attorney, surveyor, etc)... Ours was extra high though too because it was a 6 month closing due to problems on the seller side with the deed (which we didn't find out about until everything was final at our first attempted closing date).

  • From everything I've read (haven't been through it yet)... says to expect 4-6% of the cost of the home. Can be higher in higher tax areas, and if you go FHA you have the upfront payment as well (which you can also loop into the mortgage).
