So I haven?t
talked to many people about this because I really believe in if you tell a
bunch of people you will jinx the situation. But I feel like that rule doesn?t
apply to TN so I want to tell you girls what?s been going on. If we're friends
on FB then I'm sure you've seen me post about people coming to look at the
house, etc but I don?t post about it very often cuz like I said I feel it would
jinx it ![]()
Well we FINALLY got an offer! We lowered the price of the house dramatically and then got the offer! We've had it listed since Oct 2012. Our house was built in 1978 and the soil and weather conditions SUCK here in Oklahoma which means we have foundation problems.
We didn?t want to fork out the money to get the house piered until we had a contract on the house. It?s gonna cost between 7-8,000$. And stating that the house has foundation problems did NOT help sell it. So many people have looked at our house. I cannot believe how many showings we've had and not one offer. I have been so stressed and depressed about it lately. The hardest thing about having showings is you have to clean your house spotless every single time. And its seriously amazing how messy your house can get in a week when you just cleaned it a week ago for another showing! LOL so annoying. And when we have a showing we have to get our two dogs out of the house and theres only so many places you can go with dogs. UGH its been a nightmare!
The guy that made the offer made it on Friday the 22nd of Feb. We counter offered him the same night! And it took him over a week to counter back. Let me tell you, that was the most trying time. It took a lot of prayer and faith to keep my head up. I am the most impatient person I know so waiting over a week to hear back from this guy was so hard. But he finally countered back this past Monday! And we countered back with our final offer and he accepted! I couldn?t believe it!
Not everything is set in stone just yet tho. My husband signs the contract tonight and inspections start tomorrow. The buyer got an FHA loan which means we HAVE to fix the foundation before closing. But that is ok because we are getting a good chunk of money back in equity at closing. So we can pay that off. But I just wanted to tell you what?s been going on. Its hard not to tell every single person but I?m not going to until after inspections are done and the house is piered and everything is good to go. I don?t want to jinx it! LOL Now I just hope the perfect house is gonna be on the market when we are ready to find one!
We wanted to build a house but that fell through because the only lot that we wanted to build on in this particular neighborhood got bought last week L But I guess that means it just wasn?t meant to be! Thanks for listening! Sorry this was a lame story but I just had to get it out!

YEAH!!!!!!!!!!!!! I am so excited for you. I know you have been super stressed about the house selling. It just isn't a seller's market anywhere right now. I know several houses in our neighborhood that have been for sale for months if not over a year or so now.
I'm sending happy good nestie thoughts that the inspection goes well, that the pier goes according to plan and the closing is a breeze. I hope you and your Hubby are planning a dinner out after all this. You need it!

Thank goodness! So glad to hear you have an offer. I looked at the pictures of your house one day and it's gorgeous so I'm not sure why it was taking so long. Hopefully now you can relax and get some rest.

I really hope everything goes well for you two. Selling a house and then having to buy another one is very stressful.
When H got divorced, he had to sell the house. It had been on the market for about a year when we met. I convinced him to take it off the market for awhile and do some work on the inside (by this time it had been on the market close to two years). We repainted the kitchen, master, and living/hall. We also replaced the carpets to a very neutral color. We put the house back on the market before we got engaged. We had so many showings, but no offers. It was so stressful and to have to keep the house immaculate at all times, too. We finally sold the house after nine months of being on the market. Then we had to hustle and find a new house. That wasn't as easy we had hoped it would be. We made an offer on a house that had been on the market for a year and then they decided they didn't want to sell! Luckliy we had another house we liked just as much and it's where we live now!
So, I know how you're feeling right now! Hang in there and keep your head up.

AW! I love you girls! Thanks for your kind words!! Got some good news last night! I decided to have a Structural Engineer come out to the house yesterday and tell us where he thinks the piers should go. We had to pay for him so it wasn?t like a free estimate. But the good news is he says there only needs to be EIGHT piers!!!We've had two piering companies come out to the house in the past and they have said we needed 13-15! I am SO relieved! I had this gut feeling that those piering companies could be wrong and I'm SO glad I followed my gut and got an engineer?s report! It's gonna save us thousands!!!
