Inspection/seller difference

After our inspection we were told the sump pump was broken.  Our realtor called us a few days later and said the seller says it's not broken and we can come take a look.  Has any one experienced this before?  After talking with a few people, sump pumps can get stuck and make them look broke?

  • It sounds like you need to dig deeper into your inspection report. Why did the inspector say it was broken?  And, you should speak directly with this inspector.

    Home owners can be full of poop. Don't take what they say at face value. Of course they'll say it's fine.

    If you cannot get to a decent description from the inspector, you should have a plumber/sump pump expert type of professional take a look at it. Yes, ti will probably cost you for the visit, but it can save you money in the long-run if indeed the machine is broken.

    FYI: It is normal for sumps to have some water inside them just sitting there and also many do not run all the time (perhaps it did not run while it was being observed by the inspector). Also, it's possible, the sump had just been turned off???

  • We had the same issue with our sump pump.  The pump was not running at inspection, the homeowners said it does work and it turns out that it was stuck at the inspection.  HOWEVER, in other visits we made while under contract we noticed the sump pump was stuck often and not running and it turned out to be the WRONG kind of sump pump.  So even though it "works" with some jiggling around it did not work consistently run which means it could be not working at a very crucial moment and cause flooding.  So we still worked it out with the seller to have a new and different one installed.  If the sellers won't budge it is not a very expensive item to replace yourself so you will have to decide if it is a deal breaker for you or not.
