Different Loans

My husband I found a townhouse that we have fallen in love with. The association is not FHA approved. Our mortgage guy had us pass on a questionnaire to the listing agent to determine if the the property is Fannie Mae or Freddie Mac eligible which would give us different loan options. I'm just wondering if anyone knows the criteria for property to be Fannie/Freddie eligible? Thanks!

    DD1(4):VSD & PFO (Closed!), Prental stroke, Mild CP, Delayed pyloric opening/reflux, Brachycephaly & Plagiocephaly, Sacral lipoma, Tethered spinal cord, Compound heterozygous MTHFR, Neurogenic bladder, Urinary retention & dyssynergia,kidney reflux, Enlarged Bladder with Poor Muscle Tone, Heart arrythmia, Ehler danlos syndrome-Hypermobility type.  Possible mito disorder-workup in progress.

    DD2(2.5): Late term premie due to PTL, low fluid & IUGR, Reflux, delayed visual maturation, compound heteroygous MTHFR, PFAPA, Bilateral kidney reflux, Transient hypogammaglobulinemia 


  • I'm new at this, but I think what is happening is that your townhouse is not eligible to be sold on the secondary market to Fannie or Freddie because the development is not FHA approved (for some reason). Did I get it right?
