DH and I are selling our home in MN and moving to CA. We need the profit we'll be getting from our home to move to CA...but if we use a Realtor than we'll have to pay about $15000, when we'd need as much as we can get. If we list our home on an MLS listing and pay the buyers broker 3%, we'd still be keeping quite a bit for ourself. The problem is we have only bought one home and barely have experience as a buyer, let alone selling.
Is it worth it to learn about how to sell a home by owner and keep the profits, or hire a Realtor to list our home for us? The selling Realtor (the one that would be working for us) appears to be doing only little more than we can do ourselves, whereas the buyers broker is the one doing most of the work. Anyone have experience in this area? Any and all tips/tricks/thoughts are appreciated! TIA!

You are apt to get a better price for your home, have only serious buyers view the home and have assistance navigating the bumps along with way with a realtor. Of course that comes at a price.
The other benefit of using a REA is their networking word of mouth. REAs are highly communicative within the same company but also with their peers/friends at other companies.
As a FSBO, you would not have that network working for you.
A realtor can get you the exposure you need and is helpful in pre-screening possible buyers to make sure they are solid buyers.
