f/u - Listing with toddlers

Hello -

I wanted to circle back & share our experience with listing with toddlers!  We spent about a week & a half going through the house top to bottom & went through everything.  We organized & cleaned up, we trashed a bunch of stuff, & we put a bunch of stuff into a small rented storage unit (baby stuff, seasonal stuff, "big" toys, etc...)  Before we went through everything, our basement was a disaster.  We used it as a dumping ground & it looked awful (partially finished).  Our REA saw it "before" & her response was, "wow!  you DO have a lot to move out!"

After our purge, it looked pretty damn awesome if I say so myself!  Smile  Our REA came in on Saturday to get the listing details & take photos.  We knew the listing would go up on Monday but we weren't sure what time.  So, to be safe, we had the house "show ready" when we left Monday morning.  That meant putting a couple bags in my car of stuff we use but didn't want sitting out for a showing.  Since we use cloth diapers, that also meant putting the dity diapers in my car during the day.  We didn't want ANY odor in the house (since it is finally getting warm).

The listing went up Monday at 5pm (so, no showings on Monday).  By Tuesday morning we had 5 showings scheduled between Tuesday & Wednesday.  We had showings in the evenings on Tues & Weds so we didn't even bring the girls home until well after the showings. (Bonus was that we ate at my in-laws or take-out so the kitchen remained clean!  And, since the girls went to bed as soon as we got home, they didn't have a chance to spread toys all around!)

We received 2 good offers on Thurs!  Since they were so close, our REA went back to their's for discussion.  It looks like we will proceed with one of them today.  ::fingers crossed:: that everything proceeds smoothly with the sale!

It was a crazy & stressful couple of weeks but I'm glad we did it & were able to move the house quickly.

Thanks for your earlier advice on listing with toddlers!

(Now we have to find a house to buy!)

ETA - We donated a ton of stuff too... I forgot to include that above. (I don't like to trash unless it really is trash!)

  • Congrats to you!!! The market is definitely picking back up, but having a "show ready" house really makes a difference. Good luck with your search!

  • congratulations.  I was one of the people that responded to your original post and I was wondering how things were going.  I am so happy for you that the offers came in so quickly.  It is super stressful with the kids and their stuff to deal with and now that part is over.  Of course, you now have to worry about packing and moving with kids.  That is no easy job either. Stick out tongue  I hope everything continues to go smoothly.

    I know!!!  Hiring movers is expensive but they are able to pack a house in a day!  I'm trying to convince MH that the expense is worth it.
