They accepted our offer

I have been married since 11/11/11. We have been living with my in laws but have been looking for our perfect home since September of last year. We finally found "the one". We put an offer in on Thursday and they excepted our offer Friday evening. These have been the most exciting and frustrating few days of our lives. I can't wait until everything is done and we are moved in. Hopefully there are no more hidden fees we weren't told about creeping up on us.

    (Did you get an estimate of closing costs?  That should help to prevent unexpected costs.)

  • Yes we got the estimate of closing costs but we didn't know we had to pay $1000 for the earnest check (which we found out as we were filling the paperwork out) or what ever it's called or $350 for the loan application fee. We also didn't know the inspection would be needed 15 days after the offer was accepted .Are there any other fees before settlement?

    Your lender and realtor should tell you what to expect.  When did you think the inspection would be taking place? You don't have toget an inspection but the few hundred dollars is well worth it.  It sounds like you guys didn't do much research before starting the process and your realtor isn't telling you What to expect.

     

    Also the word is Accepted not excepted.

  • I assumed it would be closer to settlement. We did research but nothing told us about these fees. I knew excepted looked weird and i couldn't figure out why. Thank you so much. Having a blonde moment. Going to change it now.
  • You will pay for the inspection, appraisal, and earnest money before closing.  It sounds like you are now aware of all those so you should be good to go until closing.    You want to complete your inspection fast because there is usually a clause on how long you can back out of the contract.  Just make sure you get everything your loan officer needs as fast as possible.
  • Don't forget that typically you will be required to pay one year's worth of home insurance by closing as well.  
  • The insurance depends...  with my house the insurance and taxes were rolled into closing.  But you do need to pick a insurance provider.  Look at your closing estimate and see if it is included in the estimate.
  • Congratulations! This is such a stressful and important process and I'm happy that you are now one more step ahead! 

     I'm not sure about "hidden" fees, but my sweetie and I were surprised at how much our closing costs are--a few hundred more than our modest down payment!  So my advice is just to stay aware of any closing costs, as well as costs of any sort of inspections you may have.  Our realtor is also charging us a broker's fee of nearly $300, but it was in our contract.  Again, congratulations!
