Tips for listing?

Any tips for keeping sane while trying to sell a house with 3 kids and a dog? I'm about to lose my marbles, and we're not even on the market yet! (One more day...!)

  • We did it with 2 kids and a dog and a full year on the market and I lived to tell the tale (barely).  Hopefully your house will sell in a week and you will never know the tourture of a lengthy listing. 

    I'm not going to lie, it sucked.  I had some really low points during the whole thing.  BUT it's been a year since we sold the house and it is now a distant memory. Just remember that it won't last forever!  You and your dh are a team so you have to be honest with each other about where to price and bids to take.

     
  • I'd pack up as many toys and as much clutter as you can get away with.  That way there is just less you have to clean up.  You won't be able to keep your kids from making messes, so choose the ones you can clean up quickly (i.e. hide the playdoh) and if they aren't currently using it, just pack it.

  • We used "big" storage totes to put the toys in and hide during a showing.  Also our cars got significantly cluttered during the process.  If we couldn't find a place to put it, it came with us.  Good luck!!

    I had my house on the market for 6 months with no success so I'm not sure you want to take advice from me!  I pulled it off the market in October right before Elsey was born because I didn't want to deal with dragging her, Keefer, and the dog out into the cold for showings while I was home on maternity leave. It seems like the market has picked up a bit lately in our area so I hope you have better luck.  I did have someone come clean my house a few times during the period I had it listed which was extremely helpful. I also packed a ton of stuff away in the attic above my garage and tucked into corners of my basement.  I kept Keefer outside or in the basement to play as much as possible because it gave us less mess to clean up for showings. If you ever need anywhere to go during a showing, give me a call. You can always come hang out at my house Smile

    Oh man, I don't remember much besides shoving alot into our cars each showing,haha. But I think yours will sell fast and I hope for you guys so you don't have to go nutso! I am excited for you-I know not the process but when you sell! Have you guys started looking yet or waiting to sell first? Good luck-you can do it, Clare:)

     

     

  • Thanks for all of the tips - I remembered the one about keeping any empty tote to throw things into on your way out the door - it was posted here last year, I think!

    Right now the den and the garage are the only rooms left to straighten up - I guess we'd better get on that!

    And Abby - thank you!! I might take you up on that. :) Are you guys thinking of re-listing this Summer? According to our realtor, there are very few houses in our area like ours (size, yard and price) so hopefully that will help us! A house a few doors down sold in 4 weeks last Fall - that gives us hope!

  • good luck with everything! we are in a similar situation. i think we are going to buy another house first and then put ours on the market to avoid it. we've showed it twice to friend of friend kind of thing and it was such a pain. we put the kid in the car with the 2 dogs and ate fast food in a parking lot. we also went to a park....  the dogs make where you can go very limited and the showings don't take much time so you just need somewhere to go for like an hour.
