    The sellers will have to put some required items on their disclosure statement now that they have been made aware of them for future sale possibilities.

    Closure date and more than minimum earnest money are not unusual requests. 

  • My realtor shared my inspection results as well.  This is expected.  The seller will have to now let future buyers know of any issues that came up with your inspection.  

    Good luck on finding a better one next time! 

  • Our realtor shared the results of the inspection with the sellers realtor as well. She also gave them a heads up on what we where going to ask them to fix. This is common practice around here.

    When we sold our house, the buyers agent provided our realtor, and us a copy of the inspection report as well.

  • It turns out we weren't the first buyers to walk away after an inspection.  We decided not to go back and negotiate for repairs.  Some of the things they would have had to know about--inadequate water pressure (you could not run the sink and shower at the same time).

     Maybe that was our concern, because our realtor gave us some bad advice regarding the value of verbal agreements as well... Thank you for your insight!!!

  • We were told those were normal requests from sellers, but we just thought it was strange to be so anti-compromise when trying to sell a house in our community's market, and then especially when it turned out the house was in poor mechanical condition.

    I hope they do put it on the disclosure statement to help future buyers.  We were also later informed that we were not the first sellers to terminate the sale after the inspection, so who knows.  Thank you!

  • Ok, NEVER enter into a verbal-only agreement for a house purchase!!! (Not sure if that is what you are saying, but it seems that way?) That is asking for tons of trouble! Whenever you make a change to the agreement, that should be written in and initialed.

  • We were out of town at the time, so it added stress to the already stressful negotiating process. She called us while we were in the car with my grandparents to explain the change in the contract (the seller came back with more demands after not compromising) and there was some confusion because my SO said yes, we would check our email later.  When we called our realtor later to say that we were unhappy with how negotiations were going, she had said there was nothing to decide and we had to sign because we had verbally agreed.

    Later, we were told that that was untrue and terrible advice by our realtor--that verbal agreements mean nothing.  Thank you for your agreement!  We're unsure whether we will continue with this buyer's agent, but we have learned so much.  It's good to hear that verbal agreements do, in reality, get you into trouble. 

  • Most often, realtors share the information from a home inspection with the others, but only through a legal contract. Once you've gone through the inspection with your realtor, and signed the contract, your sellers have the option of deciding what to do next.  For example, our inspector found that we needed a new roof.  We found that our roof could be repaired, but we asked the sellers to pay for it.  If the sellers decided that they didn't want to pay for that, we could have backed out.  

     Our realtor was GREAT during this process!!  She guided us each and every step and encouraged us to know what we needed to do from one point to another.  We are so thankful we "ran across" her.
