We had our house, septic & termite inspection yesterday. While we weren't expecting a stellar report givin the age of the home (built around 1850) th eresults were rather dismal. The septic system is shot. The inspector said "it's not quite to the point where I'm obligated to report it to the EPA, but we're close." It looks like there was a lot of home-made repairs/work to it. Next was termites. While there are no active bugs there is evidence (mud tubes) and extensive damage from them. AlL things that can be repaired, though. Lastly was the house. There are a few electrical issues, the roof has already been repaired in a few places and of the 5 fireplaces, oly one appears to be in working condition.
H and I are bummed, to say the least. I actually feel bad for the seller because he has no clue what he is in for. According to the disclosure, he purchased the property "as is" 12 years ago with no inspection. There were a lot of "unknowns" on the sheet. He told my realtor (while we were walking around with the inspector) that he has a contractor & election ready to go to fix whatever is needed, but these fixes are going to be quite costly. This house isn't priced as a fixer and we offed full asking price, assuming there would be a few things needing to be fixed. We aren't expecting a brand new house, but we need a functioning septic, safe electrical and termite damage remedied before we move in.
We are handing everything back to the selling agent Monday, but not holding our breath. We don't have the cash to fix these issues even if he significantly lowered the sale price, so this may be the end of the road for this place.
The thought of starting the house hunt all over again gives me a splitting headache!

Just curious, how long have you been house hunting?
We've been looking online for about a year, but actively looking inside houses since February. We've been outbid on 3 houses so far, and we "won" this bidding war, so it's just really frustrating because we thought this was finally the one.
How unfortunate! Think of the inspection as a life-saver, because moving forward with that house would be a disaster. Those are pretty major mechanical things and it sounds like you weren't looking for that much of a fixer-upper.
