Our offer was accepted!!!!

This went super fast! We got (formally) pre-approved on Tuesday, looked at houses on Wednesday, put in our offer on Thursday and it was accepted today!

 

So now a total newbie FTB question: In the loan estimate, they give us a break down of all the fees. It has a fee for Lender Inspection Fee ($100). Our agent told us that we have 17 days to do our home inspection to cover our bases.

So the question is, why do they charge you for the Lender Inspection Fee, yet you still have the option to do an inspection yourself (and pay for it)? Is this inspection not as thorough as one you would pay for yourself?

  • Your inspection is completely separate from any appraisal or inspection your lender will perform.

    My understanding is that your lender requires a separate inspection of the house to be able to provide you with your loan.  Based on your other post saying it's a newly constructed house, that probably has something to do with it.  

    I would talk to your mortgage officer to double check and ask him to explain it and any other fees you don't completely understand. 

    But congratulations on your offer being accepted!!!
