clare- showings

I hear you on the pain of the un-productive showings.  When we listed last year in January we had a lot of activity but with more serious buyers. Then came spring after all of our issues were resolved and we had so many more showings that amounted to nothing. Just people looking at what was out there.  Which is fine but so hard when you are trying to keep a house tidy with a kid(s) and need to haul out the pooches every time too! I hope your house finds its next owner soon! hang in there. Activity is a good sign, it means that your listing is attractive online!

  • Hi Amanda! I haven't been on in a few days so I'm just seeing this! It's just a bit tiring and I'm glad others can relate! I know you're right - the right buyer is out there!

    We ended up with 3 more showings this weekend - one was a repeat, so we've had around 10 showings. We actually did receive an offer tonight, which was exciting, until we heard it. I hate to call it "laughable", but it was. I mean, asking $8K in closing costs plus offering significantly less than asking... We would make almost nothing in the end. Oh and then closing in 5 weeks....

    I'm not an overly patient person to begin with, so this will be a good test for me! :)

  • did you make a counter offer? I actually hate the whole haggling process. Usually sellers take the time to pick a fair price based on comps, but still the buyers come in hoping to get some awesome clearance type price even though the house was just recently listed hoping to get you to meet half-way. So then you have to list higher, to give yourself room to let them get it for a lower price so they feel good without you breaking the bank trying to offload the house!  i think all three of our offers had requested we cover the closing costs.  But with varrying levels of prices in addition to that. We usually countered with something we felt better with. Usually if they want closing costs they may not have the cash to bring to the sale. So we would adjust the sale price to be higher, and then give them the closing costs. again, what a PITA. But I am glad we are where we are.  Are you guys moving far away? Or staying around here? I got the impression via the FB posts that you may be seeking greener pastures? Wink
