Seller accepted another offer

I am feeling incredibly discouraged, sad, frustrated, and angry right now because my husband and I have been negotiating a house that has been on the market for 2 years with no offers, since the end of May. We have been taking advice from our realtor and from my father (who would be helping with the purchase/reonovation of the home) about negotiating the offer as much possible, but after discovering yesterday that another offer was made, we submitted an offer basically agreeing to the price that the sellers had come down to in their last offer. Today, we find out that they accepted the other offer. While the home required significant renovation, it was in our ideal community, where not many homes go on sale, especially homes within our price range. How often do other offers fall through? I am just feeling so upset right now (and angry at myself for taking poor advice) because I do not think a similar home will come our way in the near future. Any advice/suggestions?

  • Offers can fall through all the time. My DH and I just closed on our new house last week, and that was the second offer we had put in on the property. The first time the house was on the market, we where outbid by $6 and some change. The seller backed out because of the results of the inspection, house went back on the market, and they accepted our offer the second time around.

    My advice to you is to not give up on the home just yet. The deal can fall through all the way to closing.

  • We actually just signed contracts this morning for our new house.  We have been looking for about 6 weeks now.  We put in offers on 2 other houses before this one.  I thought that we would never find the right house.  The house that we are buying had a bidding war before us.  The sellers accepted a full price offer on it and a home inspection done before we even got a chance to look at it.  Then the buyers backed out.  We are now buying it for $10k less than asking.

    In the end, you never know what might happen. Just keep looking for other properties because you never know what might pop up.

  • We are currently under contract on a home that had sat on the market for a year...this was our second offer and they accepted it right off without negotiation. We had the home inspection yesterday and while they listed a few things that could become problems the only things that seemed to need immediate repair was a small gas leak. Everything else was very minor. We had tried negotiating on a house and spent 3 weeks doing so. They wouldn't budge much on price and we decided it wasn't worth the hassle as other homes in our price range came on the market in our preferred school district...and then realized that we had forgotten all about the house we are now under contract on during our previous search of the area...lol. Anyway last week our agent called to tell us that the sellers of the house we were previously trying to negotiate had reconsidered our offer and wanted to accept it...but we had already entered contract on this house. The only thing I'm going to miss about the first property is that it had a larger yard...but like I said the school district wasn't our top choice so I feel like we've made the right choice. Must be just as frustrating for the sellers of that previous house that we've moved on as it would be in your situation or when you want to make an offer on a place only to find its under contract already (been there a few times as well).

    Offers fall through often, especially if negotiations are in place. It happened to us too but 2 months later, found a better house. We too were discouraged but found our house that was same price but didn't need all that work/renovations as previous ones seen.
  • We fell in love with a house after looking for a year and losing one previous offer. There was a bidding war and even though we were in the top few, we didn't get it. I was so upset but couldn't raise the price. After 2 weeks, the property was back on the market, the buyers found two many repairs in the inspection. We went to bid again and someone came in $20,000 over the last offer. So we didn't get it, but things do come back on the market! Still looking and hopeful!
  • My advice: Don't dwell. We lost out on three offers, and walked away from one house after a poor inspection report. I was sooooo upset after we lost that first house to another offer, but you have to just keep going. There are other homes out there, and you will love another home just as much as that one. I learned my lesson! The house we just bought is even nicer, cheaper and in a better location than that first house we lost out on, and I thought the world had ended when we lost it:)
