This is the stuff of nightmares

I posted last week about how DH got a new job and we need to relocate 4 hours away by mid-August.  We spent all last week getting our house ready to show and it looked awesome.  It went on the market officially last Thursday.  There's been a few good showings and we have an open house this Sunday.

BUT.  Our area (upstate NY) has gotten a ton of rain the last few weeks.  Our house is a raised ranch--two levels, no basement, so the bottom level is living space right on the slab.  Today I got home from work and went down there with DS to play (it's a carpeted family room). One half of the room was a puddle.  Half of the lower level completely flooded.  We had to pull up all the carpet and the carpet pad.  The pad is destroyed and we're pretty sure the carpet will have to be totally replaced as well.

We've owned the house for 4 years and this has NEVER happened...even in the wettest springs.  We had to cancel the next two showings and probably the open house.  We are going to lose all of the good buzz we had going from the initial listing, and I am horrified that we are never going to sell this place now that we have an established "flooding issue."

This is truly my worst nightmare.  I don't even know what to do.  Thoughts??  Prayers...?

  • I'm sorry this is happening to you, especially at this time. Not convenient, but then again, what water issue in a house is?

    We just had some water issues in our house too.  So far, we've had to remove parts of the drywall in three different rooms, and the home's original hardwoods are warped and raised now.

    Make sure that you hire a water mitigation company to come in and dry out the space using industrial fans and dehumidifiers. This will dry everything out, including walls and floors and prevent mold, which won't form if the area is dried out within a few days of the water issue.  Make sure that the company that you use gives you a copy of their moisture-free and mold-free reports, that way you can include them with your home disclosures, just so you can assure homebuyers that the issue was addressed immediately and professionally. 

    Also, find the source of the water and make sure that it is professionally fixed. Include a copy of the receipt of work with the disclosures for the property.

    All of this! I might also hire an inspector to come out, inspect the flooded areas, and tell what I can install underground to prevent this from happening again, then I would disclose that in the contract.

  • This should be added to your Seller's Disclosure.  Make sure to get copies of all related receipts for prospective buyers. 

    We listed our house on a Monday.  By sheer coincidence my husband spotted a swarm of termites on that Wednesday!  Cue: panic!!!  We had it taken care of immediately & added it to the Disclosure.  While the remediation was going on, we received & accepted an offer.  We just made sure to fully disclose the situation & provide receipts/warrenties to the buyer.
