Radon Mitigation/Home Inspection
So after we decided to void our build contract with Heartland (after months of delays and issues surrounding the blueprints and building permit) we found a house. We had the home inspection on Friday, for the most part all issues were minor (GFI outlets need replaced, need a hand rail into the basement, replace smoke detectors, yard is not graded properly so water doesn't run away from the house). There are two more major issues. One being the radon levels were higher than the acceptable level and two they rough-in plumbed the basement bathroom vent, and the location they have the vent on the outside of the house is not correct.
I know the average cost of the mitigation system is approx. $800-1000 and we are asking them to install but what do you think about the bathroom vent? I can't imagine it would be easy to fix, especially now that the basement is finished.
Hubby is super pessimistic and thinks we are doomed.

so the Radon thing is pretty typical, as long as it is mitigated I wouldn't really worry. As for the bathroom vent- is it the sewage vent pipe or just the vent for a bathroom fan? What is "wrong" about it? Like not to code? Or just something the inspector would have done differently?
All houses have things that are wrong, broke, etc. You just need to decide where your tolerance level for those things. We bought a 50 year old house. We love it, but there is a lot of projects. But since we knew that going into buying, it wasn't a surprise.
if the vent issue is that concerning- get a plumber or contractor to come out and give you a quote for moving the vent.

We also had radon in our last house, and it was something our sellers were willing to mitigate for us. We never had an issue.
For the vent, I'd also ask the sellers to fix it (and you can even ask them to provide a letter from a certified repair person saying it's fixed if you're nervous). We did that with a few things that came up in the inspection when we sold our house. If an issue exists, they'll have to fix it at some point in order to sell, and I'm sure they're not going to want to lose the sale over something so minor as putting on a new vent cover.
Also, if it makes you feel better, Ryan put poorly designed vents in all of the houses in our plan and many of the first phase ones have serious bird infestations now! So you may have ended up with similar issues even with a brand new build (especially considering the builder)!
