Nervous about moving timelines

Even with all the problems we've had during our build, and despite the things that aren't done yet, the builder is telling us that we will be in our house by the end of the month and will not need to continue to rent into July.  

I'm skeptical and unsure of what happens once the builder says they're "done".  

Our counter tops and appliances are coming on the 25th--those are not coming from the builder.  

 There are 2 sections of drywall that need replaced, because they just dry walled over the main stack and didn't shave the back of the drywall so it created a bubble in the wall.

The builder needs to rip out and replace the fireplace bricks (they looked terrible, the grout lines were uneven (some were thick some were thin and the hearth and top brickline were so slanted you could see it with the naked eye.)  Once that is done, they will need to put in the flooring (just carpet and linoleum, so should be quick). and finish the trim (already cut/painted, just need the quarter round installed after the flooring is done.

The plumber is still working on getting all of the plumbing hooked up. 

They also need to replace the siding in the back because it was installed to tightly, making it wavy and they need to replace 2 windows that were damaged during installation.  

It doesn't seem like a ton, but because of the way our build has been going, it makes me so nervous.  We're renting a pod and packing up most of our stuff next week.  

Do we rent another month for piece of mind?  If we don't, and our house isn't move-in ready, we can:

a. live in our yard in my parents camper

b. stay in an extended stay hotel (I'm going to demand that the builder foots the bill, since our contract stated that we would be in in 6 months, which is tomorrow) 

Are there things that happen at the end of the build that I need to be aware of that can add time on?  We're already in possession of the loan, so there won't be a closing.

Re: Nervous about moving timelines

  • A friend of mine built a home in Murrysville and the municipality required an occupancy permit before they could move in.  There was some hiccup with that and it took longer than expected.  Does your municipality require OPs?

    I would keep the rental if you can afford it just for piece of mind and not having to be rushed. My two cents.  

  • I would keep the rental due to my cautionary tale.

     We ended up in a hotel for 2 months when we first arrived here because of delays in the closing of DH's boss' new construction.  He was letting us move into his old house temporarily but he ended up paying for the hotel due to the delays.  The delays were a combination of construction/weather delays and then a delay with the bank with the closing.  This was despite constant assurances that the closing would be "at the end of the week."  We would have rented a house had we known we'd be in a hotel that long.  The closing was originally supposed to be on October 15.  We moved here Nov. 6th and the closing took place January 6th.  Hopefully, you won't be delayed but the extra month will be well worth the peace of mind.

  • Get them to put it in writing that you will be able to move in by June 30. If not, they will "xxxx" (ie. pay for a hotel until you can move in). If they're not willing to do it, then you know you need to rent longer. Hopefully you're landlord will let you do a month-to-month.

    All that you listed actually does sound like quite a bit of work, and I wouldn't want them to rush it since it sounds like a few things were half-arsed (or done wrong) to begin with!
