Selling - interior paint?

We're in the process of prepping our house for sale. There are both major and minor things that need done so we're working starting to work on those now. When I moved in w/ FI the main living space was several colors. SEVERAL. It was horrible.

  I've been slowly trying to get everything back to one color - in this case its white. The original plan was to cover up all the craziness and then paint as we like. But now we want to sell. And I'm tired of working on a place I have no desire to live. And frankly I don't want to spend the extra money. We're already replacing the garage door, backdoor, carpet downstairs, painting the exterior.....

 With that being said - how important is color on the walls when selling a home? I've seen all sorts and to me there isn't much difference b/t all white and neutral colors.  2 rooms have color on the wall and the window treatment match so I was considering leaving those as is. The rest of the house would be all white. Will this hinder or help the sale of the home?

  • From the things you say you are replacing it sounds like those are maintenance issues, versus internal cosmetic issues.

    It's best to have a "blank canvas" when you are trying to sell a home, ie white or off white walls. However, when I purchased my current home 18 years ago, it had peach wallpaper throughout the living room and the hallways. Back then I didn't mind it much, it was a really nice wallpaper. Over time it got to me, but I had to wait to tackle the huge job of taking it all down once I knew how I wanted to decorate. I had even found peach faux leather furniture to match, which we had for YEARS!

    The story I'm trying to convey is while it's not something you want to do, it may be worthwhile to paint the areas that are really overwhelming color-wise. If people looking to buy your home see a TON of colors that are not neutral, they may balk at the amount of work. One or two rooms won't be deal killers if the rest of the home is in good order. I'd also ask a real estate agent if you have one, or know who you want to hire.

  • I wouldn't bother wasting time/money painting. We just bought a house and the seller (someone who had purchased the house to flip it) had painted almost every single room this awful dark tan color. While it technically is a neutral color, it was AWFUL seeing it in every room. It did not dissuade us from purchasing the home, but it is the first thing we're correcting. I look at it this way - at least I'm getting to pick the colors I want to cover the yucky color :). I think most buyers understand that wall colors are easily changed.

    Clean slate look it is then!!! The only 2 rooms that I won't tackle are the 2 main floor bedrooms. They are pale blue and pale yellow - window treatments match. The rest of the house are varied shades of white, off white, pale green and pale yellow. I'll probably use what I have left of the paint I've been using to tame things down in here ;)

  • I honestly wouldn't bother painting anything. We sold our old house on May 1st, and our realtor told us not to paint anything. Paint is an easy, and inexpensive fix for the buyer, plus they will just end up painting over your hard work.

  • You're buying the house not the paint. Buyers can be picky but in reality painting a house is one of the cheapest things you can do. We just bought a house that has a purple room and a green room (obvi they were kid rooms) but we have to repaint them. No big deal, and if buyers want you to repaint before you leave their being cheap and looking for a reason to make the house less appealing. It's not like you've got a giant hole in your roof or something.
