We finally heard back from the seller yesterday afternoon (a full week after we sent them our list of things that must be fixed after we reviewed the inspection reports) and everything was good to go, meaning they will fix everything we asked for, except for the septic system. They were told that the entire system needs to be replaced.
I'm not really familiar with septic systems, but apparently there are 2 kids, a traditional underground and an above ground. The company said they don't see any reason why an underground system wouldn't work, but they won't know for sure until they do a soil test, scheduled for next Friday. The seller said if the tank is underground they will be able to pay for it, but if it's above ground they will have to "crunch some numbers" because it is signifigantly move expensive (about $30,000 total).
H & I love this house, and we are trying our best to be patient, but we went under contract on May 16th and we still don't know for sure if we're even going to get the house.
The sellers realtor told ours that the seller was worried we would back out due to the delay in closing -- there's no way we'll make the July 25th date in the contract -- but on the contrary, H & I have no problem waiting. Every week the closing is delayed is more time for us to save money, we just want to know if the house is ours! I hate being in limbo!

Septic is one thing NOT to mess with. I dont know what your other requested repairs are but you may need to consider forgoing some of them in order to have the septic replaced.
It is almost always expensive, but necessary. If you are in PA I can give you some good septic recommendations

We got literally everything we asked for (including the new septic & removing the under ground oil tank) and all we are contributing is $2,000.00! We're really happy with how it worked out. Hopefully everything is smooth sailing until Aug 30th!
