For those who have had a house built

Hi everyone!  I am new over here and usually post on the Getting Pregnant board.  My husband and I are looking to buy a house and are debating having a new one built.  I have never been through this process and was hoping you ladies could help me! :-) 

 About how long did it take for the house to be built?  Did you have to put down some earnest money?  When was the down payment due?

  • I'm a lurker but we're having one built now so I thought I'd be helpful. We looked at different builders and everyone has different expectations but our builder said 6 - 7 months to have ours built. Our building started after we paid the earnest money, which for us was $500. Our down payment will be due at closing along with the closing costs and that comes up to $1500.  For us building was best because of the area we wanted to live in and there were too few homes to choose from so talking to builders and realtors is helpful. Good luck!
  • Our house took one summer to be built. We had to put down $5k of earnest money. The DP was due at the closing.

    One word of advice if you build, or even if you buy an existing property, is to pay the out of pocket expense of having the home professionally inspected by a BBB rated, ASHI certified independent home inspector.

    It will probably cost $400-$600.

    S/he will spend about 4 hours on the property, reviewing everything about the home. They should take pictures and write you a report detailing any actual or potential problems.

    Even new builds have issues...our new build home was missing flashing on a portion of the roof, which the inspector caught and saved us thousands of dollars.

    It also had a grading/drainage issue in the backyard, which he also caught.

    Once you sign the closing papers - the home and any of its problems are yours to deal with and pay for.

    Have it inspected.
