Getting impatient! (selling home)

We have had our home on the market since April with the contract with the realtor expiring in October.  I lowered the price by 10,000 and we have had a lot more showings, but still no offers.  We were short listed by one buyer, but he never gave a offer.  :(  We have gotten feed back not really negative, but stuff we can't change.  (to small, don't like placement of backyard garage, didn't want electric heat)  Starting to feel like my house will not sale.  :(  Relator thinks we might need to lower it one more time, but wants me to hold off since we are getting showings. Just sucks that I have my house I want all picked out, but I am stuck!  

I need some positive thoughts and prayers please!  Thanks for letting me vent!

  • Our old neighbors had similar trouble selling.  They lowered the price a few times but still didn't get an offer.  Their feedback was similar to yours in that they couldn't really do much about it (only two bedrooms, front yard too large/back yard too small).  They listed for about 4 months with their realtor and since they didn't have any offers they made an agreement with her (the realtor) to remove their listing for 30 days and then relist.  According to their realtor this can sometimes be better because when buyers see a listing that sat for too long they get wary and question what is wrong with the house.

    After they relisted they had an offer and were under contract in less that two weeks.  I guess they just needed to wait for the right buyer.

    My realtor texted me this morning that he was going to remove the flyer box from my yard and try a new marketing approach.  It just stinks, because I paid 250,000 for my house and I am going to get no where near that.  (bought during a sellers market.)  Right now I am listed at 229,900, but I am thinking if I get a offer it will be at least 10,000 below asking price since we are in a sellers market.  I just keep trying to think about what I will be able to get if I sale!

  • Have you thought about hiring a home stager to help you stage the house ?  I don't know how much they would charge, but I guarantee it would be a lot cheaper than a price drop.

    This. But also PPs on here have posted pics of the rooms/exterior of their homes for decorating advice to help it be properly staged.

    You could do that here and or on the D&R Board.

    It's definitely a buyer's market still in most places. Most people who are selling now are taking losses on their sales. Do you absolutely need to sell now or can you wait it out for a few more years?
