For various reasons we are not going on vacation this year, but we're planning to go to the beach next summer (anytime mid June-early September). Knowing that beach rentals book quickly, Id like to start looking at options now.
Do any of you have a recommendation for a beach rental thats a decent price? Im not very picky on amenities or size but clean and family friendly is definitely a top priority and fairly close walking distance to the beach or ample parking at the beach would be great. Im also open to any location, but Id really prefer to stay semi local to NJ, DE, MD, or VA if possible.

Your best bet is to take a beach day and head down to the specific town where you want to vacation and check out some of the rentals by owner. Year after year, we have always had the best success by renting directly from the owner, rather than going through an agency. Also, if you rent directly from the owner, you can sometimes get a bonus day or two if they don't have tenants coming in right after your stay.
Also, because of school schedules (so many go back before Labor Day), places aren't usually booked in early September. Your "high season" is going to be the last week of June through Labor Day.
I am pretty familiar with NJ beaches. Based on the ages of your girls, OC NJ is probably a good choice. It is family friendly, clean, safe, nice boardwalk, restaurants on the island etc.... One of the best weeks to be there with non school aged children is the week after Labor Day. Prices drop big time, everything is still open, typically a good weather week etc....
A friend of mine used to rent a house in OC; they are a family of four. Now, they rent an efficiency right at the boardwalk. This way, they can cook at homr when they want and are just steps off the beach. He also said the price is much more attractive.
Another, option is North Wildwood. You can get some pretty nice deals, good beaches etc....
Another note to think about is, you can save money by renting the year prior. However, if you are a risk taker, you can also get some nice last minute deals. I would start looking around to see what is out there! Have fun, and good luck!

Ive heard about OCNJ and North Wildwood being family friendly so I will definitely check out those areas. Ive always went to the DE/MD beaches so Im already pretty familiar with those, but Im at a loss for a specific rental that might be decent quality and price. My uncle has a couple beach houses at Bethany Beach so we have went there for years, but for various reasons thats not an option anymore, so now Im getting sticker shock looking at these other rentals!
I will certainly take erburs advice to check out places while at the beach and rent directly from the owner. However, I dont foresee a trip just for that happening, as Im at least 3 hours from any location and thats a LONG day trip with two young tots along. Maybe Ill have to plan an off-season weekend for DH and I and we can property shop while relaxing without the girls.

i grew up going to Rehoboth, DE and we are going there this summer for a week... it's very family friendly and was actually ranked as one of the top 10 beach towns by CNN (DE was also in the top 10 for cleanest beaches in the country!) I never went to the jersey shore growing up so I'm not diehard like many so I'm not much help there
