Hello all! I know I've been kinda MIA for a while. These past 3 months have been hell and the toughest time of my adult life. Anyways the newest hurdle I'm facing is trying to rent an apt. Dh & I have eh/ok credit (he has a big ding from the past, I have some small things) About 6 years ago my bro & I bought a house (went in on it with my parents, but it's in my bro and I's name) My bro and his wife are living in that house right now. Dh & I have gone through crap these past few months. Anyways bottom line is we NEED to find a new place by Jan. Problem is we are having a real tough time cause most places say the house is affecting it. We need to make enough to cover the house, bills and their rent, and they won't include the income I get from babysitting. Ugh!! I just don't know what else to do. Especially when I see people that are/have forclosed on their houses and are renting apts! My house payment has never been late! Any tips or ways around this? and having to pay $70 each time we apply is a freaking gamble/rip off! (btw we've previously rented from a private owner or lived in the house) Most private owners want a huge down that we just can't swing right now.

Wow I never hear of Apt buildings, doing that in depth of a credit check. ?When my mom moved in to her new apt building, the just did a one to check for evictions. ?And wow $70 for the credit check. ?All she paid was $25. ?The kind of credit check they are doing sounds like a real estate office credit check to buy a home, not rent one, and $70 is way too much. ?Even when I did work in real estate a triple check (all 3 bureaus) cost us $24. ?
I would just be straight forward when you are talking to the rental agent.Tell them what has been going on in your life, bring a long a copy of your DH's pay stub to show stability, and don't tell them you are baby sitting, tell them you have just started a private day care business and how much you make per month with that. ?You don't need a state license or business license unless you have a certain # of children.?
?You should also be able to ask for a copy of your credit from any previous rental agents who have run your credit, because if they are pulling your credit, it will affect your credit rating!

Hello! Normally I'm a lurker but I understand how frustrating it is to rent an apt, even with near perfect credit it still sucks!
Are you able to only have DH apply for the place? If his name isn't connected to the mortgage on the home you purchased, then they shouldn't be able to count that. Also, larger management companies tend to be a lot more forgiving in terms of credit to income ratios and deposit amounts. Archstone and Equity have low deposits.
If DH makes 3x the monthly rent amount, he should be able to qualify on his own. He most likely won't be able to list you as a resident because typically all residents over 18 need to qualify for the lease.
Oh, and anywhere from $25-$75 per person is pretty normal for application fees in L.A.
The limit is $75 per state laws, or at least it was a couple years ago.
Totally right, I completely forgot about this. ?They did this with my mom and sis. ?The place is only under my mom's name, sis has horrible credit.?

That reads The max you can be charged per person per credit report is $37.57, and if you ask for a copy it must be given to you.

It really doesn't affect if the kids are there, the only thing that comes into play is if you guys get evicted and you aren't on the agreement, and they don't serve you.
