I REALLY NEED ADVICE ON SIMPSONVILLE

Hi Ladies,

I just got back from my quick trip to SC. I looked at so many houses in Greer, Simpsonville, Travelers Rest. I think we are going to buy soon. Rates are unbelieveable. Here is my dilema..DH did not like the Woodruff Rd. area, way to busy for him. I loved Simpsonville because it was so close to everything. I do like having a little less traffic though. Can anyone recommend a new home development or nice area in Simpsonville that is not so congested? We are looking to spend between 185-215k. I am going to contact a realtor we met shortly. Unless anyone of you are in real estate. I also like Greer, it seems a bit more pricey though. Also, Do any of you know the Stillwood or Victoria Park neighboorhood? And, are those areas lest conjested? Sorry for the long email. TIA.

    Here's the  help I can offer. DH and I live off of woodruff road in a neighborhood called Jonesville Landing. The upside is that it's convenient to Woodruff Rd, which makes it easy to get anywhere-PLUS if you want to avoid woodruff road you can take anderson Ridge to Roper Mtn and totally bypass all that congestion to get where you're going.
     Also, MrsZ lives in a neighborhood closer to downtown simpsonville -her neighborhood is adorable as well.

     On another note, I'm not a realtor, but a very good friend of mine is. Her name is Stephanie Hylton. She works with Keller Williams Realty in Simpsonville. Her website is seestephsell.com if you have any questions about the area in regards to Real Estate, she's a great person to talk to.

  • Hey!  We live off woodruff too as MrsD07 said, but DH takes 14 to work.  There are generally plenty of ways to get around the Woodruff traffic.  Where is your husband's office?  If we know that maybe we can give you a better idea of good places to live to avoid traffic etc.  How much of a commute is he willing to do?  DH works at the Patewood Greenville Hospital System Campus and he averages about 30 minutes each way.

  • Thanks to both who responded. I wish he had an office! He doesn't have a job yet. We have a lead in Greenville. He is in Telecommunications. I am in mortgages. We are both looking for jobs. I almost died when I saw the houses in the area for the money. My mortgage would be hundreds less on a much larger home than we have now. We are definetly moving and going to try to buy a house in the next couple of months. I want to narrow down about three houses an fly back an make an offer. Have  you ever heard of Victoria Park?
  • do you mind me asking where the lead is?? you can send me a PM if you don't want to publicize it. I'm asking b/c my DH is in that industry and works with a company downtown in their R&D lab. That's actually what brought us down here last year, and there's no way we'd go back.

    Victoria Park is a nice area-at least that's what it seems like from their websites description/pictures.

  • My husband had a very causal interview at Ellcon-National. My dad has worked there for years and they have a new division opening in January. I guess it is not really telecommunications but is more of Electronics and troubleshooting. My dad is concerned that the money will be much lower than he is used to though. Basically, if nothing else opens up, I feel pretty sure he can have that job. The company is sound and they have full medical and dental so we shall see. My husbands experience is in Voice and Data, cabeling, security and some programming. So, if you hear of anything....Let me know! My dad said it is hard to get jobs in SC if you don't live there. However, It seems that a lot of people on these boards all came here for jobs. Thanks for your help and I appreicate the input as you can imagine the stress of moving shortly and starting a whole new life. Although, I am really excited as well.

     

  • Yeh there are a lot of good homes in the area...I've heard a lot that you get more house for the money but that's also because cost of living is lower around here, so generally you will make less $$ at a job that other states, so just be prepaired for that when job hunting. I'm not 100% familiar with the area as far as real estate goes but I am going to agree with them about even if you live close to Woodruff there are many sides roads and back ways to get where you are going and completely avoiding woodruff road....Iw ould never live ON woodruff road in the congested area...but there are some great neighborhoods on roper mountain road and further down woodruff where the congestion stops.   • Hi, we live just off Woodruff Rd close to where MrsD 07 lives, it's congested but like she said there are multiple ways around the traffic, I leave the house before 7 so it's not bad then but coming home it's a little busy.  We looked at both of the neighborhoods that you mentioned, I liked both of them they just didn't have a house that would be ready in time for us to move and with a new baby we didn't want to have to move into an apartment and then into a house.

    There are two new houses for sale next door to us, they are in the 220's but I know for a fact that they will come down, if you want to PM me I will be more than happy to share what we learned with the new builders in town, we just bought in September, although I can't check that email until I get home.

    We choose Simpsonville because of the schools, they are rated higher than most in Greenville county and our neighborhood pulls to the new elementary and to Mauldin High which is a good school, good for re-sale (or so we hope)

     

  • One more thing, Stillwood or any other SD off Scuffletown IMO would be a PITA to get to during rush hour, the right turn lane from Woodruff Rd is always backed up, every night I drive straight I'm thankful we didn't buy down there.

  • We moved down here without jobs also.  I highly recommend renting for 6 months until you get the feel for the area and what part of town you want to live in.  It will also give your DH time to secure employment.

     For our first 8 months actually we stayed at Overlook Apartments on Villa Road.  Our goal was to find the chepaest place possible that we thought we could survive in.

    It was NOT glamorous and we'd moved from a luxury apartment in Fairfax, VA so it was quite and adjustment, but an adjustment that was well worth it because the rent was low and we were able to find jobs, and really learn the area before we bought, plus we were able to save a lot of money in those 8 months time with the cheap rent.

    I hear what you are saying about the six month thing. Problem is we have four children. One is going to college but we still need a big house. I will have a tough time renting the size I need. The rates are unbelieveable right now as well. And the thought of moving twice with all I have is overwhelming. My employer is going to lay me off when I move so I will have six months to collect and in RI it is quite a bit. I think we can swing it, so that is why I am thinking of buying. However, I am scared to death and may end up renting in the end.

    If you need financing to buy a home it may be difficult if you're on unemployment.

  • Well, We have the down payment and we would not use the unemployment to qualify. We would just need a relocation letter from my husbands company saying what his salary would be along with his W-2's from the previous two years. The beauty of being a mortgage loan processer is..I know how to get it done. That is the main reason I think my husband may take the job that he interviewed for. It is not as much money as he is used to, but enough to qualify for the mortgage. You are right though. You cannot qualify off unemployment. I can't go on the loan, just the title for now.

    I didn't know whether or not to put this on the public view or not, but I figured I'd send you a possible lead. My husband works for Nuvox Communications in their R&D lab. His office is downtown Greenville. I read him the section of your message that contained your DH's background and he suggested he look @ nuvox.com and submit a resume/apply for a position there. just be sure to specify the greenville sc location. :-)

    Thanks for the lead. My DH said he was just on their website checking them out and knew whom I was speaking about. He will definitley send them a resume. I emailed your friend the realtor today. Hopefully, I will hear back soon. A while ago I had emailed a realtor that one of you ladies had used and she got back to me once and then never agin. I don't think this is the same one though. Thanks again for everyones help.

     

  • I'm late replying...but my husband and I live in Stillwood.  We moved in in June, right after the wedding. I love the neighborhood - everyone is very social and active.  People are always running, walking, enjoying the weather in their yards, etc.  But at the same time it's quiet.  There are a lot of homes to choose from as well (and lots).

    Going to work (I leave before 7) isn't bad at all.  It's actually fine.  On the way home it's a little busy...but I either come down Batesville and turn onto Woodruff (to skip 90% of Woodruff) or I go down I-385 and cut across.  It takes maybe 5-10 minutes longer to get home.

    I still like where we live because it's close to so much stuff either in Simpsonville or in Greenville.  If you want any more info on Stillwood or Ryan Homes you can PM me or email me... mlharrold@gmail.com

    I'm sorry I'm so late in responding too, but thought I would respond in case you are still looking.

    I live off of Woodruff Road too in Simpsonville in the Windsor Forest subdivision off of Brown Lane.  It's a great location with wonderful families and it's very quiet at night.  Woodruff Road tends to be crazy, but as some of the previous posters said it's nice to be close to Walmart, Target and the other stores around.  I come from a small town, so it was some adjustment for me, but it's not so bad driving in the morning if it's before 8.  Coming home is hit or miss... sometimes it's not too bad.
