Dining room or 3rd bedroom?

I live in a little neighborhood built in the 1950's and all the houses are the same from the outside (ranch style) but some were built with a 3rd bedroom off the kitchen and some (mine) were built with a half wall there and used as a dining room. The kitchen itself is pretty small and can't really accomodate a table. We plan to sell fairly soon and we just can't decide if we should leave it alone or put up the rest of the half wall, making it a 3rd bedroom. I feel like it would be able to list at a higher price being a 3/1 instead of a 2/1 but I'm worried about scaring people off when they see there's really no room to eat in the kitchen. I really wouldn't mind leaving the half wall and then the new owner can decide what they want with the space BUT I feel like this would limit our potential buyers since so many people refuse to even look if it's listed under 3 bd.

What do you think??

  • Without knowing what the preferences are in your area, that is hard to say.  I think it would behoove you to speak with a local real estate agent so they can advise you as to what buyers are expecting in your neighborhood.

    Personally, I'd want a dining room.

    An ample-sized eating space, whether that's in the kitchen or a dining room, is important to pretty much everybody.

    Question: Do you have a basement? Could you finish off a portion and make a lower level bedroom? With a closet and a window that meets building code? This could be your 3rd bedroom and then you could keep the dining room.

    No unfortunately the basement has 6 foot ceilings and is not closed in so if we put an actual ceiling it would come down to under 6 feet! Thanks though, guess I will ask some agents.

    It varies by area, but there are legal requirements about what you can, and can not call a bedroom in a house listing.  I know in our area, it must have a closet.  In some areas, a window is required, etc.

  • I would speak to realtor, as others have said, but I would think listing it as 2 bedroom but specifying that it can easily be converted to a 3-bedroom.
