Selling our Single Family Home in North Center

We live in the city (North Center) and will be listing our single family home in the next few weeks. It is close walking distance to public transportation (El, Metra and bus), the lake, restaurants, Trader Joe's, many different parks, the library, etc. We are first going to try to sell by owner to save both families some money! Here's some general info on our place:

We have a beautiful SFH (3 bedroom upstairs, plus 1 *bonus* bedroom in finished basement with full bath), 3 1/2 baths – with large finished basement. The one special part about our house is that we live near the brown line, however this also means we have a huge yard (that is completely fenced in) - basically a double lot. Our home is in excellent condition and completely move in ready. It is about 2,300 sq feet (not including our finished basement). Hardwood floors downstairs, granite counters in the kitchen, stainless new appliances, berber carpet in bedrooms upstairs. There are 2 full bathrooms upstairs (one in the master), one half bath on first floor, one full bath in finished basement (adjacent to the bonus bedroom). We've started doing projects in preparation for putting the home for sale- like new fixtures in the bathrooms, new tile and jacquzzi tub in master bath, etc. We also recently re-finished the basement, put on a brand new deck the year before last, brand new trex front porch. Our street is full of families with lots of kids and our neighbors are very family friendly. Our neighborhood CPS school is Ravenswood, which people love! I love our house and neighborhood and will be so sad to move (we are moving out of state for a job opportunity - or we'd never leave!). We'll be asking $619K.
