we bought a house!!!!! :D

I've been a lurker on this forum for a few months and I know it's a little belated, but......

WE BOUGHT A HOUSE!!!

Here is our timeline of events:
*Last Fall (Sept 13): Started going to open houses
*December 2013/January 2014: Started actively looking, found our realtor and got pre-approved.
*mid-Jan14: Put in an offer on the first open house we went to in Sept 2013.  We went back and forth for a week/10 days with this extremely difficult seller, then eventually got outbid.
*Feb14: Super Bowl Sunday, saw house #2 and put in an offer -- OFFER ACCEPTED NEXT DAY
*mid Feb14: Inspection done, but house appraised $27k less than purchase price -- BUMMER!  We couldn't come to an agreement so we walked away.  :(
*late Feb14: looking at every house on the market in our price range!!!
*late March14: Seller of house #2 ordered her own appraisal which came back $7k more than last appraisal and offered that price to us.  WE ACCEPTED!! We went under contract (attorney review first in NJ) $20k less than our first purchase price!!  We also went with a different lender.  We were able to lock in a great rate through a mortgage program in NJ for firefighters and police!
*All of April14: Freaking out, hoping it appraises for new purchase price -- which it does!!  Underwriting was nerve-goes much smoother than I read about.  Thank the Lord.
*4/29: CLOSING!
*5/3: MOVE IN!

The process went much faster on paper than it felt like in real life.  The seller, her attorney and her agent were all 80-90 years old, so the communication was extremely slow for this crazy type-A chick's standards, but we made it. 

I stared at my husband after we got our keys thinking..."Did this just happen?  Is it really over?  Did we really just buy a house?!?!"

He just smiled and while patting me on my head, said "Yes, honey. It's ours!"
