My home inspection is tomorrow! Suggestions?

I recently bought a home and tomorrow I have the inspector coming. Any suggestions on what to look out for or questions to make sure I ask?

A good home inspector will take time to look into everything and know everything he needs to look at (as he is the professional you are hiring!) Hopefully you hired one off good referrals. Mine took 3.5 hours to do a 1000 sq ft home (plus basement and attic).

He gave me a list of everything at the end (and everything included things down to door hinges needing to be WD-40's etc), but I followed and took my own notes and asked questions as he went. He explained everything to me (and was super nice and seemed like he enjoyed teaching me).

As I am going through and fixing all the minor things myself, I prefer my own notes over his.

Follow the inspector around so that you can see things for yourself. He or she will also be able to show you what breakers do what in the electrical panel(s) and where the water valves are in case you ever need to shut off the water so you can fix an issue or replace fixtures. Ask as many questions as you need to as issues arrive, and also ask the inspector if he or she knows the estimate on repairing items that may came up in the inspection. The estimate may help you in calculating immediate expenses and figuring out if you are going to go back to the seller with a number to get a break on the agreed price.
