My fiance' and I are looking to buy our first house in the Broomfield/ Westminster area. We have found some houses we love, but we keep getting outbid.
Any suggestions on what we can do to increase our chances of the seller picking our bid?

There were several factors to our offer that put us at the top.
-we went with a local mortgage company that allowed us to have a 2.5 week closing. Sellers in this market want to close quickly.
- we bought a house that had been flipped because the other houses we lost were bought by cash only offers (likely people who were planning on flipping those houses). Our Realtor thought looking at flips might work and we closed on the first one we saw!
- we added in an escalation clause.
-we also added in a clause that if the house didn't appraise at our bid, we'd pay X amount of dollars extra to get the house price close to or at our original bid (your realtor will know all about this)
We also didn't forego any inspections. Some people think this will give them an upper hand, but it is a very bad idea.
