Put offer on house with no response

We put in an offer on a house yesterday at noon and gave the sellers till 4:30 to respond-per our realtor. They said they couldn't respond till noon today. When we put in the offer there were no other offers on the table but our realtor then found out they didn't respond because they knew other offers were coming later. It's now 1with no response yet-is there anything we can do or is it not really binding even with signed papers of the offer?

  • Sounds like they are not interested in your offer. 
    Nothing is binding here since they didn't agree to a price/terms.

    You can:
    -Have your realtor contact their realtor 
    -Submit a different (better) offer. 
    -Move on

  • A 4 hour timeline for a response is REALLY short .
    Your realtor could find out if another offer has been accepted.

  • Typically, one gives the other party at least 24 hours to respond and even then it was explained to me that it really is a request, not a summons.  The only thing exceeding the deadline does is allow you to go make an offer on another property.

    Ditto.  4 hours is really short.  The other party may need time to discuss it too rather than make what's pretty much a split decision!  lol.  If you really want the house, either sit and wait or put in a better offer.  Otherwise, you can walk away.

    ETA - I think we told the sellers 24 or 48 hours, I can't remember.  We sat tight for a WEEK before they accepted our offer.  It was maddening, but we really wanted the house and there was nothing else on the market that we wanted, so we figured we had nothing to lose by waiting.
