Hi Everyone! Since we will be moving out of our sold condo in 2 weeks I just want to make sure this sounds like a good plan and I'm not missing anything.
We close on Friday June 5th so we are hoping to get the clear to close from our attorney by next Friday 5/29 at the latest and we plan to move out on Saturday 5/30. We will go back in Sunday 5/31 to finishing cleaning/patching holes etc.
Since we already have half our stuff/clutter in storage we just have the basics out, curtains and minor décor on the walls, along with all furniture. I'm really scared to start moving stuff now and taking down pictures and all that until we are clear to close in case the sale falls through...if that happens then there is no reason to move in with my parents really so we would stay here.
This Saturday we plan to secure a PO box at the post office for all our mail to forward to. It will be in the town of my parents so it will be out of the way to check until we move there, so we plan on making calls to change all mail over once we get the clear to close.
Next week, I think we should start packing more items that we aren't using or haven't used in the last few weeks. I think we will keep everything from this point in the garage and NOT move them to storage until moving day...again, just in case something goes wrong.
Does this sound like a good plan? Are we starting too soon?
Should I contact my attorney today to see what's been going on and if things are really ready to go?
My uncle had sold his condo about 2 years ago, the both sales fell through close to close, and the second one ON the closing date!! I just want to be mentally prepared....I'm not sure how that happened but someone dropped the ball! ( He did sell and close with the 3rd buyer!)
Also, we already reserved a moving truck and have our moving supplies.

I know that closing can be delayed, etc on short notice. My cousin recently sold their house and at 5pm the day before the planned closing, they got a call. It was delayed two weeks (I don't recall the reason) but everything went perfect on the second attempt!
The only slight tweak I would make is, get the PO box when planned, but don't turn in your change of address until a couple days before closing.
I'm sure everything will go fine! But, unfortunately, its not crazy unusual for closings to fall apart, sometimes even the day of.
Not relevant for you, but there was a horror story in my city a few years back. There was a big first time homebuyer's program for residents of NOLA if they bought a home in certain parts of the city. It basically involved a "soft second mortgage" of up to $65K that was added to the amount people qualified for. Then, overnight, the city pulled their part of the funding for this program. It was literally, if you had closed on Wednesday in the program, you were fine. If you closed the next day or after that, you weren't.
There were dozens of families who had closings scheduled for that week. And everyone, buyers...and don't forget the sellers...had the rug just totally pulled out from under them. It was pretty despicable all around.
