wet garage floor

Since the winter, we've had an ongoing problem of a wet garage floor. it's not puddling up like it's flooding or anything, but it's just always wet (regardless of how much or little rain we've had)  We've been in this house for almost 5 years and haven't had this happen, so I"m not sure what's going on.  2 questions:

1.  Have you had this happen?  if so, was it something you were able to remedy yourself?
2.  If you had to call in professional help, who do you call in this type of situation?

  • Has there been a change in your water bill?  That may indicate you have a pipe leak somewhere....

    I honestly have NO idea what to do....

  • Do you leave your garage doors open for extended periods? It could be lack of air circulation, so it just never dries out. Have you tried running a dehumidifier in it? 

    We have issues but ours is detached and it is a grading issue on the one side.

  • No, we rarely have the doors open.  well, maybe a bit more now since Brian has been in there working on treehouse stuff, but under normal circumstances, unless we are in the driveway playing the doors are shut. 

    looking at the water bill is a good idea, I"ll go back through my bank account....I didn't recall anythign unusual but it's hard to say if i would actually notice or not!

  • I would either leave the doors open or even just cracked at the bottom, run a fan in there, or get a dehumidifier. It is the lack of air circulation and air conditioning that keeps it from ever truly drying.

    This is a big issue in warehouses and the solution is ventilation.

  • maybe leave your cars parked outside to help determine where it is coming from? maybe its from the a/c in your car? i'm completely guessing here but maybe that's where the water is coming from?

    Oh, definitely the ac in the cars. You will have water after you turn the car off. So that accompanied by always having the doors shut would be a legit reason 

    I do not have these issues as I never park in the garage because there is no room.

  • Can't be the AC, we haven't parked the cars in there since April :(
