Hi everyone! I just wanted to introduce myself. I'm Joshall and my DH is Stephan. We have 5 children ( 2 DD, 3DS). We are looking to buy our first home in February. We're starting the process early because our city offers down payment assistance and we have to take homeowners classes. I have a few questions; how far in advance do we need to find a realtor, and how far in advance do we need to get preaproved for an FHA loan?

  • I would get preapproved for a loan about 2-3 weeks before you are ready to start looking.  Preapprovals typically only take a few days.  I would find a realtor at about the same time.  Because, of course, they won't be able to help you too much until you know what your price range is.

    Keep in mind, it can take quite awhile to find the right house.  Then closing will take at least 4 weeks and could be longer.  In the meantime, if you aren't already, play around on sites like realtor.com.  Get a feel for pricing in regards to various neighborhoods, house size, condition, etc.

    Good luck with everything!  Its very exciting to buy a new house, especially when it is your first.  But there are almost always roadblocks and challenges along the way, just expect that and don't be deterred by it.

    When you are under contract on your first home, make sure to get a home inspection.  They run a few hundred dollars, but are worth their weight in gold if they disclose a major defect(s) with the house.
