Research your Realtor even if you used them before! (Food for thought)

We bought a house 4 years ago and when we decided to sell we figured why not use our buying agent.  Turns out after 4 extensions on closing (because of buyers bank) We extend yet another time because nobody knew there were utilities that needed to be inspected first which falls on a buyer not a seller, I happened to learn this and did them the favor of requesting and paying for it just to get it done.  We learn at closing the REA didn't listen to us, she lied to their REA he lied to buyers and they wouldn't allow us to speak directly to the buyers while we are all sitting in the same bank in separate rooms.  I agree to meet a contractor at the house to install a new sewer clean out behind the house for the final inspection the next day.  Thankful I know the guy who does the inspections he said he would come out at the end of his shift or first thing the next morning to inspect because he feels bad we have been through so much crap.  Buyers show up and we get to talking, turns out they asked to speak with us and their agent told them we refused.  I informed them that is wrong we asked to speak directly to them and we were told NO.  We came to a conclusion that both agents were not concerned with either of our needs, schedules or the house, they just wanted money.  We go to closing and our REA is all sweet and nice, she brought cookies for our kids, and then when we are done says "be sure to give me your new address, and invite me to come see the new house" I Smiled and said "no problem" got in the truck and looked at H and said "NOT HAPPENING" She lied to me through the whole process, never listened to what I had to say, and did not earn her money, she said the City should have read in the paper the house was on the market and contacted us to have the new sewer clean out installed and the inspection done.  At what point does a REA ask if the seller knows any local ordinances or bother to call a City Hall, or Courthouse to ask if there are any that are required before closing date?   Worse, she called 2 weeks later and we ended up having to pay for some repairs on our old house because she didn't bother to send the buyers information or the agreement that due to weather we couldn't do some things and offered them money at closing, which was suppose to come out of our money.  We had no idea this wasn't done because she handed us copies of all our documents and we didn't realize it was missing since we had so many extensions and agreements, the bank didn't have to do anything except state here is your HUD paper and here are your copies of what you just signed, and here is your check, now hand over the keys. 

Never again will I call that REA or the Buyers REA.
