  • The reason sellers that know what they're doing prefer conventional loans over FHA and VA loans are because FHA and VA are much more stringent on the condition of the house prior to allowing you to close on the loan. This is good for you as a buyer, but bad for the seller. Depending on the house, it'll require the seller to make repairs before the closing rather than just give you a concession. Thus why the seller wants the concession back. I'm guessing the seller knows the septic field won't pass either because it has already been inspected by FHA/VA or being a real estate agent just knows it won't pass when they do the inspection. As for where you go at this point, the choice is yours. How bad do you want the house? You can still counter offer their counter. Might be a talk to have with your realtor.
