Seriously though, I noticed it's been on Zillow for 6 months and they have dropped the price a few times. If your realtor hasn't already, make sure they run comps for you to verify this is a good/fair price.
I live in a MCOL area and it still looks like an absolute bargain to me, lol. But that doesn't mean anything because my area is not your area.
Some of my quick "go to" things I do when I am looking at a house is to look at it from a ways away. In my city environment, I look at it from across the street. And make sure the roof line looks even and the house is not leaning at all. Leaning indicates a potential foundation problem. Speaking of foundations, look for cracks on the exterior and interior.
Inside the house, look at all the ceilings. Check for water marks and/or patch jobs. Both of those items could indicate there is water leaking somewhere and/or problem with the roof. Check out the HVAC unit. I'm assuming you're not an expert (me either) but, if it looks old-rusted-rundown even to you, good chance it will conk out at anytime. And they are spicy to replace.
With all that said, I'm assuming...if you move forward and go under contract...you will be ordering a home inspection anyway. But it's helpful to already be forewarned of potential large problems just by looking for some of the things I mentioned.

Don't let this dissuade you in the future. I actually LOVE it when a house is messy and cluttered. Because that means it isn't going to show as well. For a savvy buyer who just looks past all that, it can become an opportunity. Keep in mind, unless there is some caveat to the contrary, all that mess and all that clutter will be moved out before closing. So it really doesn't matter.
However, you certainly listed a lot of other good reasons to bypass this house. Sorry to hear that!
I did have to laugh at it being near a flood zone. I'm sure that is understandable where you live. But where I live, ALL the houses are in a flood zone, lol. It's just a moot point. Though I do consider how "bad" the flood zone is when I'm searching, because that will equal higher insurance.
