We signed the selling documents today. Crazy. Gave the realtor a key. We have some stuff to do here before we take the pictures but daaaaaaaaaamn.

Ladies, I will take all of your selling dust considering the market we are in. I know my condo is a good one (esp. with the improvements we did), but there's so little control you have over how fast they go. We tried to price a little aggressively, but we'll see how that goes.

We are in kind of the same boat. We own a townhouse and will either be putting it on the market soon, or renting it out. We are very ready to own our own house and are very excited about the process of finding our new home. Have you started looking at homes yet??

Yep, we never stopped looking after we bought in Feb. 07. We knew we were only here for a certain period of time before we moved into a single family, and we knew where we wanted to be, so we kept our eyes out to get a really good idea of what to expect. 

 We've gone out to look at houses twice. Can't offer, though, until this place is under contract.

I wish you luck.  Do you mind if I ask what you are going to list it at.  We too are looking to sell our condo very soon as we want to move and build a house.  I am jsut so scared because of the way the market is that our condo won't sell.

I don't mind at all. But the thing is, condos are all so different. We looked at many different amounts of BR, SF, different size condo fees, and garages, lots of things. So I'm not sure how much telling you our list price (based on recent sales in our community only) is going to help you.

 Bottom line is that you can't expect it to sell very quickly. You can hope, and if it works out, great, but you can't bank on it in this market.  We are pricing ours a little aggressively specifically because we hope it will move a bit quicker. Realistically, we could be a bit higher. I'm hoping it works for us.

yeah, I am *NOT* looking forward to trying to keep this place decluttered. That and that DH will have to effectively leave "work" when we have showings. Blech.

Hey, thanks.  I don't have your e-mail, bu mine is sem1998 at verizon dot net.  I am so torn as to what to do with our condo.  It is in great shape, a lot of updates have been added and everything.  We want to build in Merrimack and just looked at the houses over the weekend and they take 120 days, so I want to move forward with them, but who knows if we can sell our condo in that amount of time....what would we do if it sells sooner, and what if it doesn't sell by the time our new house is ready.  We have thought about renting the condo out...but that too might be a challenge.  E-mail me if you get a chance.  I too am not looking forward to keeping to hosue clean and organzied when showing the house....all of the toys are going to have to go somewhere.
