update: time moving really fast...
We signed the selling documents today. Crazy. Gave the realtor a key. We have some stuff to do here before we take the pictures but daaaaaaaaaamn.
Ladies, I will take all of your selling dust considering the market we are in. I know my condo is a good one (esp. with the improvements we did), but there's so little control you have over how fast they go. We tried to price a little aggressively, but we'll see how that goes.

We are in kind of the same boat. We own a townhouse and will either be putting it on the market soon, or renting it out. We are very ready to own our own house and are very excited about the process of finding our new home. Have you started looking at homes yet??
Yep, we never stopped looking after we bought in Feb. 07. We knew we were only here for a certain period of time before we moved into a single family, and we knew where we wanted to be, so we kept our eyes out to get a really good idea of what to expect.
We've gone out to look at houses twice. Can't offer, though, until this place is under contract.

Shannon, good luck to you too! When are you thinking of selling/building? Are you going to stay in your same town?
I don't mind at all. But the thing is, condos are all so different. We looked at many different amounts of BR, SF, different size condo fees, and garages, lots of things. So I'm not sure how much telling you our list price (based on recent sales in our community only) is going to help you.
Bottom line is that you can't expect it to sell very quickly. You can hope, and if it works out, great, but you can't bank on it in this market. We are pricing ours a little aggressively specifically because we hope it will move a bit quicker. Realistically, we could be a bit higher. I'm hoping it works for us.
