Question for those around the York, PA area

Hello! ?I am an Upstate NY Nestie who is considering moving closer to my family in MD. ?DH and I were looking around the York, PA area and were curious what the taxes in that area are for home ownership and which areas are good to live in. ?Any info about the York area would be greatly appreciated!!!

  • Hey! I live in York, near the city, and ILs live in Hanover, which is part of southwest York County. It really depends on the area for your taxes. There are some areas that are pretty high and then some that are decent. My area is pretty good (although I can't remember off the top of my head what they are). My real estate agent told us to stay away from Northeastern SD because they have higher taxes. I live in York Suburban School District and it is a very good district, as is Eastern York, Spring Grove, Dallastown, South Western, and Red Lion. My mom teaches in Dover and wouldn't let us grow up in that district, although home prices there are pretty decent.  Pretty much anything York Suburban and below is close to MD. GL!   • I too live in York Suburban School District.  My taxes are escrowed so I'd have to look up the amount for you.  In addition to Abbie's list, I would recommend Central School District as a good one to consider.  A lot of districts in the area are experiencing growth and for that reason building or renovating schools which will affect taxes.  Good Luck!

  • I live it West York SD, and my taxes are pretty low, compared to other areas.  My in-laws live in York Suburban SD and the homes are more expensive and the taxes are higher there.

    You definitely want to stay out of York City SD, because the taxes are outrageous!  For a home the same price, the taxes were almost double what we currently pay when we were looking 4 year years ago.  I'm sure it's only gotten worse...

    Good luck with your home search.  I have lived in this area all of my life and couldn't imagine living anywhere else.

  • Hi!  I was married in Upstate NY but live here.  We live in the Northeastern School district, which is north of York City.  Here is a link to the tax rates for each district.  To figure out the tax rate you multiply the millage by the assessed value of the home, you can find that here.  So if a house is appraised (edit - I intended to say assessed not appraised, you find the assessed value on the county website) at $100,000 and the millage is 22.44 the the taxes would be $2,244.  Taxes may seem lower in one school district but that could be made up by a more expensive base price for a house in a different district.  I have been told that people are willing to pay more for homes in Suburban and Central because they are good school districts, but since you pay more for a home you will pay more in taxes.

  • We live in Dallastown and I'm not too sure what the taxes are, but my DH use to work in Perry Hall, MD and it would take him anywhere from 45 to 1 1/2 hours to get there, depending on traffic.  I would definetly try looking in Southern York (Shrewsbury, New Freedom, Glen Rock, Loganville, Jacobus) if you don't want a long commute.
  • Taxes down here will be a lot LESS for a comparably priced home than they are in Western NY.  I still don't believe my MIL's tax bill it is insane!

  • One clarification to the great resources Mahantango provided: property taxes in PA are based on home assessments, not home appraisals.

    For example, our home is appraised at over $200G, but it is assessed by the municipality (township) for about $116G.  Therefore, our taxes are based on the lower number.

    Just an FYI, since basing a tax estimate on an appraised value will likely result in a pretty high over-estimate.

  • I live in Shrewsbury, which is in the Southern York County area.  I commute to work in Harford County, MD.  We can visit my parents in Frederick, MD which takes about an hour 15, or visit my inlaws in Columbia, MD, which takes about 45 minutes.  Shrewsbury is the first exit off 83 in PA.  We can walk to MD from here.  I love it.  The taxes are higher than MD but the houses are so much cheaper, that it makes more sense for us to live here than in MD. 

    We can walk to a Walmart, the library, two grocery stores, the post office, a diner, a coffee shop, and a few other neat things.  I love it here.  We have an Amish Market up the street too!
