We started working with my H's uncle (who is a loan officer) on refinancing. ?We need our new mortgage to be $180,000. Our closing costs are expected to be $4900 plus $2500 into escrow. I feel like $4900 is too much, but this would be the first time I'd be refinancing, so what do I know. So my question is to those of you who have refinanced or are looking to. How much were/are your closing costs (not including what they are putting into escrow)? And how much was/is your loan for? The rate he quoted us at is 4.875% with 1 point. Anyone getting anything better than that? Thanks for you help!

I work in the title insurance/mortgage industry. Did you buy your house in the last ten years? If so, you can get reissue rate on your title insurance which will lower your costs. Your paying 1 point is what is raising your costs. Can you afford a rate at 5.75%-ish? Your principal and interest would be roughly $1035 a month, then you have to add in your monthly taxes and homeowner's insurance into that. My husband and I have a mortgage with Commerce now TD at 5.75 and our payment is $1400. We live in Pine Hill and have $400 a month tax bill.
Can the broker pick up any of the fees? Such as application or appraisal? I know we didn't pay either when we purchased our home in May.
I would also suggest shopping around. Just becuase he's family doesn't mean he can offer you the best deal, the mortgage underwriters are really cracking down.
