XP: Pool or Deck...WWYD???

We have had a ridiculous amout of snow/ice this winter and it was starting to rip our tarp over the pool...so we went to remove it and empty it out and found out that the pool is EMPTY! We have about an inch (if that) of water in our pool!

So...we are faced with replacing the liner or removing the pool and building the deck out. The liner would cost around $200 and the time to put in (or we could have it done for $400 plus the liner) plus the water to refill it. The deck: ? We don't know cost wise or time wise.

What would you do? 'PIB if that helps! Keep in mind, we live in the midwest, we are planning to sell this spring/summer and we are both in school full time/working full time so we are trying to keep the time and money low!

  • I would definitely go deck. It increases the "living space" for new homeowners, and can't be seen by potential buyers as an upkeep cost/saftey hazard.
  • I think for resale purposes, the deck is a better bet. I could see some homebuyers being concerned with the maintenance and upkeep of a pool.

  • Honestly, I very much dislike above ground pools so I personally would opt for the deck and remove the pool especially for resale. I mentioned to my husband that when we are looking for houses that I will consider one with an above ground but it would absolutely have to be taken down before I would close on it. I dislike them just *that* much. Of course it's a completely personal opinion on it though so most might not feel that strongly. However, I definitely want a house with an inground pool...strange, I know.
  • While it might be a more expensive option now, I agree with pp's and think the deck would bring a bigger resale value later.  I would never even look at a house with a pool, just because I don't want the maintenance.  A large deck, however, would be a big selling point (IMO).
  • I would say deck too.  Up keep of the pool is a lot of work.  Good luck.
  • A nice new deck is going to help your property value increase, a pool almost always lowers your property value.  Plus, they are expensive for maintenance and repair.  If you really want to, you could do a deck and a nice hot tub.
  • Agree with all pp's.  Any realtor around here would say deck.  You'll get more money back out of it and it's just a better selling point than a pool.  I've never heard of people who don't want a deck, but I know a ton of people who wouldn't see the value in having a pool around here--safety issue, too much up-keep, short timeframe in which to use it in this part of the country....Go with the deck for sure!
  • Exactly!  A deck is going to be more appealing to your buyers v. a pool.  Mostly anyone with children do not want a pool (risk involved).  So that limits your buyers.  A deck will be more costly ($3k to $5K).
