Mandeville vs. Covington

You ladies are going to be so tired of me before this is all over! 

2 weeks from today I will be in NOLA looking at houses for the BIG move.  Right now my DH and I are really torn between Covington and Mandeville/Madisonville.  Can anyone tell me the major differences? (pros, cons...even though I realize it is all subjective)

  • I am partial to Mandeville, I just like the area better. I  love water and it's closer to the lake.  When we were looking for a house, the real estate agent *who's a friend of ours* said we didn't want to be in Covington, because the high school is awful *I have a 14 year old*.  So we came back to Mandeville, and of course our schools here are blue ribbon. I'm convinced that's why it's so expensive here, you are paying for really good public schools. Old Mandeville is awesome too, it's just got this great laid back feeling and it's pretty artsy compared to the rest of the town.

  • I live in Covington, but right on the line with Madisonville.  All three of these towns are very close to one another.  If I were you, I would have the real estate agent take you to a few houses in your price range in each area.  You can drive around and decide which one you like better. 

    I work in West Covington and wanted a house close to my work because traffic can be bad getting across town from Mandeville to Covington during rush hours.  If you are planning on working in down town New Orleans, it may be better to get something in Mandeville or off of Hwy 22, since it will take you less time to get to the Causeway.
  • I didn't really list many pros and cons, but one of the pros of living where I live in Covington is that my home insurance and property tax are a lot less than if I lived in Mandeville.  I live outside of city limits, but I still get regular water and sewage.  Many of the other homes I looked at in Mandeville and Covington had well water and septic tanks, and my dh was very against that although a lot of girls on this board who have lived on the Northshore say that it is no big deal.
  • I think there are pros and cons to both. Mandeville has lots of stores and restaurants, but the houses are closer together and there can be more traffic. Covington is a little more rural (we have a HUGE yard), but I have to drive a little bit to get to a grocery store and the Causeway. Madisonville is a little bit more quaint, I LOVE the area along the Tchefuncte. There are some great restaurants and some cute shops. I guess it just depends on what you're looking for- space or conveinence.

  • I grew up in the Covington/Mandeville area and honestly, you almost can't tell the difference between the two anymore.  When we house shopped we ended up with something on the north side of Hwy 190 b/c as the pp said insurance south of Hwy 190 is even more outrageous than north!  I also agree that it depends on where you need to go for work and how far you want to be able to drive to get to stores.
