Realtors: Landscape Question

Our house was a spec home and had pretty basic landscaping.  Our plan is to rip that out, start over in the front and back and add a paver patio in the back.  Obviously, this does not come with a small price tag and I'm starting to have a lot of heartburn about it. 

Do you think we'll get it back when we sell??? (FYI:  We just bought last June so we are not necessarily looking to sell in the near future but its always a concern since its such a large amount of money.)  Is there a rule of thumb like in the case of bathrooms and kitchens?

I was trying to google and find out this information and I found the following link.  Obviously, they have a biased opinion.  Do you think those numbers reflect the Columbus market???

    It does have info about adding decks, which would be similar to a patio.  It doesn't have info regarding landscaping but I will give you my opinion.  Landscaping does help sell, especially w/ house appeal, and house appeal can make your house sell faster than another house which equals more money.  Time = money in real estate. 

    Unless you live in a really expensive house, think over $500k for C-bus, I would spend too much on landscaping (I would go mid-range in the expense scale), because you won't be able to get 100% the money back out of the house.  Adding square footage, remodeling kitchens/baths, and finishing basements are still going to get you the greatest return on your money.

  • Obviously, you'll increase curb appeal which is the reason that most buyers decide to look at a house and this will be their very first impression of the home when they come to look at it!  That being said, you may not recoup your entire amount spent, but your home will more than likely sell quicker!   I'm not really clear on what you're asking about the bathrooms & kitchen, but you'll typically want to spend more money improving the living areas that you'll be spending most of your time in (kitchens, great rooms, etc...).  HTH!
