Realtor myths & and realities.
Since some of you seem to be getting the itch to purchase (or sell) a home, I wanted to give you an insider's look at a few of the many myths out there! Any of you other Realtor Nesties, please post if you have something to add!
Myth: As a buyer, you pay your Realtor for his/her time, gas and/or any other expenses incurred.
Reality: Unless prior arrangements have been made, the seller will always pay the Realtor's fees. Realtors get paid upon a successful closing, and don't get paid a dime otherwise.
Myth: Realtors can pay a buyer or a seller for any referrals/leads.
Reality: Realtors are not legally permitted to pay anyone for any referrals. We all know that referrals are the heart and soul of our business, but a genuine thank you and a small gift is really all that is allowed. Realtors can be fined for this.
Myth: Open houses will sell a home.
Reality: Only 1 or 2 out of 100 homes actually sell to a buyer that came through an open house. They sometimes bring traffic through your home, but very rarely do they directly result in a sale.
Myth: Realtors charge additional fees for staging assistance.
Reality: Most Realtors offer this service free of charge, included in the percentage they earn at closing.

One tidbit.....DH and I bought a house in July, and the only reason we went through it was because we were driving by and saw that it was an open house! It was the last 5 minutes of it.....the realtor doing the open house had even gone around and turned out all the lights. But he invited us to look around and take our time, and we ended up buying it!! I guess we're the 1 out of 100!
I too found my home just driving by and they were having an open house so we thought "eh, why not?" and stopped in. Love at first sight! Later looked on the web and teh pictures of the house were awful-so I probably would not have looked twice had I not seen in person.
I totally disagree on the myth that they don't sell homes! Otherwise I would still be in my condo!
And as a homeowner, who tried to sell, Open Houses were useless. But I think my neighborhood ISN'T one where people drive through for shiggles. (out in Delaware, etc.)
Not that there are a ton of replies here, but notice they are from people who BOUGHT from an Open House, not SOLD.
Kristy, we drove through your neighborhood for shiggles when we were open house hunting! But we saw the price on one and got the heck outta there!
Our house was one I overlooked online, because of pics, but we loved it in person. Our realtor "accidently" booked us a viewing at the wrong house on the same street. We found out later that he was old friends with the owner, which is why I am not so sure it was an accident.
