Greenville Gals....need advice

We are moving to G'ville in June (or Geebille as our 2 year old calls it).  Hubby is already there in an apt, I'm here in Atlanta finishing out the school year (teacher) and trying to sell the house!

We are just at a loss when trying to figure out where to live there!  We know we want to stay east of downtown but need more insider info.  Schools are really important to me but most of them did not make AYP which is concerning.  We are also going to have to pay more for something equal to what we have now. 

 We currently live an hour east of downtown Atlanta  (still considered Metro Altanta though!) where there is a much slower pace of life.  Major shopping centers are within 30 minutes of our house and we like it away from the traffic. Within 5-10 minutes, we have all our basic needs--grocery stores, home depot, lowes, superwalmart, casual restaurants (longhorn) etc etc.   We have  5 year old 2000 sq ft ranch on a full basement (listed for 250K) with a .74 acre lot.  Greenville is such a smaller city, that we can't figure out exactly to focus on. 

 Hubby's office will most likely be off Pelham road close to 85 and he wants to be less than 20 minutes from work.  My concern is that it will be too crowded and I'm not particularly liking being close to Woodruff Road traffic.  I also have concerns about the airport....it is international but then again, it's Greenville....is there a lot of air noise??? 

 We want at least a half an acre in a neighborhood where we don't have neighbors behind us (like our privacy!).  We would like a newer home but could deal with an older home if the price was right.  Must be a ranch on a basement.  We need a 3 car garage (have a old car we are restoring).  Good schools.  Considering Greer, Simpsonville, Five Forks area, Taylors and even "in town" as I would call Greenville.  We don't mind building, we even know a builder we like. 

 I've looked online at house after house and nothing jumps out at me.  Help help help!

  • MrsZ, LILAngel, and I, (plus a few others on here) live in Simpsonville. That sounds like what would fit most, if not all of what you're looking for. Simpsonville's still in Greenville County, and the schools in this district, Bells Crossing, Hillcrest, etc are some of the top schools in our area.

    As far as house hunting, I'll send you an email/PM with the info for the realtor we used. She was absolutely awesome.

  • Good luck!  You have a tall-order!

    Honestly I think I'd build with your list of requirements.  A 3 car garage on a ranch with a basement on a lot that doesn't back up to someone elses isn't something you'll find on every corner here. Basements are fairly uncommon and add a lot of expense to a house.  Since builders are hurting, I'm guessing you could get exactly what you wanted from a builder for much less than you would have paid a couple years ago.

    Lauren, who is from the Clemson area is about to build... maybe she can give you some insight as well.

     Oh and if you live in Five Forks, your husband would pretty much completely be able to avoid the Woodruff traffic by taking 14 to work.  My husband works for the Hospital System campus on Pelham and that's how he goes.  It takes him about 25 minutes in morning traffic.

  • I agree with the pp, we live in Five Forks too, you can PM me for info on our builder, we don't have any ranch style homes in our neighborhood but we do have a lot of basement lots, we have just under a 1/2 acre in a neighborhood w/ no one really behind us.

    Bells Crossing Elem. in Five Forks is one of only 3 schools in the state to get the Palmetto Finest Award.  There are some older neighborhoods that pull to that school where you might be able to find what you are looking for.

    The traffic isn't as bad as people make it out to be, I work off Haywood Rd and including dropping my DD off at "school" it takes me less than 30 minutes door to door.  Also, if you need day care recs please let me know, I had a tough time but I'm in love with her school.

  • Yup, I agree as well. The Five Forks area is really growing, but it would still be relatively close to your hubby's work.  If you take Hwy 14, you just turn at the Spinx gas station and you're on Pelham.  Its starting to get pretty crazy over here, but its not too bad.

    I live in Duncan, but I work on Pelham Road.  There are some really nice neighborhoods around Duncan, but there are a lot of mixed reviews on the schools around here.  Some people say they are the best in the county (Spartanburg, not Greenville) but honestly I think they base that on the football team.  When we start looking for a house we plan on looking in Mauldin or Simpsonville.
