I'm a regular Colorado Nestie (since day 1), and was hoping you wouldn't mind if I posted over here.  One of my best friends and her DH are trying to sell his house in Vegas.  He moved to Denver to be with her.  Here's the link if you are interested.

  • Ah - thanks!  It's been on the market for a year now - so they aren't expecting to sell it soon.  I hope you are able to sell yours soon as well!

  • Tell her good luck!  Houses are not moving in the valley right now - our neighbor has had his home up on the market for almost a year and only two interested parties.  Gorgeous house to but best of luck to your friend.
  • My husband and I are house hunting right now, and to be honest, I think that homes here are still too overpriced. 250,000 is too much money for a home with so little sq. footage.   We have been waiting for the boom to die out, and so far prices are dropping, but the Vegas market still has a ways to go before it bottoms out, I think.
  • briansgirl - based on what you've seen - what do you think a good price for that house is?  They've considered dropping it a little more (already dropped it by over $50K), but would love to hear based on a buyer's perspective.  thanks!

  • Probably not any more than 215,000. One thing that the house does have going for it is that they kitchen seems nice and upgraded.

    I know people are hesitant to drop prices b/c they overpaid for the homes during them boom and don't want to lose money on them.  We are looking in a guard gated community here and homes that are 2100 sq. feet and over are dropping to just below 300,000 which is finally starting to feel like  "fair" deal as a buyer.

    I think their house is priced fine as it is.  No offense briansgirl (just being honest, not trying to be mean), but just because houses cost more than you want to spend doesn't mean the houses are unreasonably priced.  The market is what it is in Vegas, take it or leave it.  The trade off is a great economy, good job market, nice weather (compared to Minneapolis/St.Paul), etc.  I do agree that the market may still decline a bit, but I don't think it will go down by much.  You should spend the $300-$350 on a 2100-2500 square foot house while you can, or you'll be even more mad when the market starts heating up and the home prices increase.  Like I said ondrea,  I think the house is gorgeous and is priced fine, even considering the market.  If people can't afford it or don't want to pay that much, they can buy a condo or wait out the market and pray.

    No offense taken. Mine is just one opinion, and keep in mind, I'm not exactley used to the West Coast market so I may be a little "stingy" with what I would pay for a house here.

    I def. think now is the time for buyers to buy, because I also have no doubt that the market will rebound eventually, although I don't think it will ever go back as high as it was a few years ago.

    We actually just got an offer accepted today for a 2700+ sq. foot house, built in 2005, guard gated for 360,000 and my husband and I feel that we got a good deal. Although we are a tad scared to invest in this market since it is still kind of shaky, but we're just going to have faith.

    Geez, sounds like a great deal to me!  Hope it goes well.  Keep us posted.  Are you already in Nevada? We have get togethers every so often so let us know.  We can keep you in the loop for our plans.
