Hi Ladies!! We are looking to relocate to Vegas!

Hi!  DH and I are from CA and we are thinking of purchasing a home in Vegas since it'll still be close by to my family.

We are looking into a new developments as well as previously owned.  We're not sure where to look except that I heard (fr Futureworf) that we should stay away from certain areas by the base and we would like to stay away from flight patterns.

So, what area do you live in and do you like it?

Also, if you've checked out any model homes in Vegas, was there a builder that you absolutely loved?

  • I absolutely LOVE Toll Brothers homes, but I find that they are a bit more expensive than the other national builders.  I actually just bought a home in a master planned community in the southwest--Mountain's Edge.  It may be the same community that futureworf was drawing a blank on?  Here's some areas that I love--

    Green Valley (89123, 89074, 89052, 89044--technically Anthem, which is pretty far from the freeways)

    Southwest (89148--rhodes ranch, guard gated--89141--Southern Highlands, 89178 &9--Mountain's Edge)

    Summerlin.  I don't know much about Summerlin because it's too far of a commute for DH and me.  I think there are some Summerlin residents here that could help.  It's an absolutely GORGEOUS community.  I especially love the area by Mt. Charleston/Red Rock Casino.

  • I love Toll Bros. homes, too! They tend to be pricey, but if you're used to Southern CA home prices it might be in your price range.

    Yes...we would loooove to buy a Toll House but can't afford one!  We will be coming to Vegas on Easter weekend to look at places and we'll research those zip codes!  That's very helpful!!!

    And we're definately going to look at Summerlin, Kim...but we would like to spend less than 300k so not sure if we can afford summerlin...booo!

    I just hope we can get a decent house in a decent neighborhood!  That's all I'm hoping for!

    Oh, do you all have pools in your yard?  I was looking on google earth and seems like everyone (lots) have pools!!!  That's great!  Guess you need it in Vegas!
  • We don't have one because DH wouldn't let me, but we do have a pool sized yard and most of our neighbors have pools.  If we ever move again, I think we will look for a home with a pool. Originally, we planned to buy a place and put in a pool until I learned how much it costs to build one!  Prices for the pools we looked at started around $35,000-$40,000! 
     
    A lof of the communities (like ours) have pools.  That's the main reason why DH wouldn't let me have our own--there planning to build an aquatic center right down the street. 

    One site that I found helpful when I was looking for our house was craigslist, believe it or not.  There are tons of people adversising their houses there.

    Where will you or DH be working?  You may need to consider that when you're looking for a home.  DH told me that he recently read a study that said within 3 years, traffic is going to be out of control in Vegas.

    It's funny b/c Dh is looking at Craigslist!!!  Funny, huh?  We've found realtors on there since we're going in blindly in regards to realtors.  I would like to buy a NEW home but, I know the lot wouldn't be as big and as you said it would cost alot to put in a pool.  Dh would like one with a pool but, that means it'll be previous owned...which I don't mind just as long as we don't have to do too much to it.

    It doesn't matter where we live b/c we have our own company and work out of our house..which is nice b/c we can literally re-locate anywhere...well, almost anywhere! 

    We chose Vegas for many, many reasons!  Though, I love where we are at now (San Diego), from a financial standpoint-we'd be way better off in Vegas and it'll be fairly close to Ca where my family is.  But, we'll get the benefits of purchasing a house, no state tax, no pressure from familly to do this and that, etc...I WILL miss SD!!!
    Also, we're tired of playing this "rat-race" and trying to catch up financially....so tired. 

    So, this is why we're looking into Vegas...if you'd had to move again, wwould you stay in the area you're in? or would you move to another area?


  • DH wants a pool so badly and I don't. I hardly ever swim and they are a huge undertaking to keep up, not to mention $$$.
  • If you're interested in a Toll Brothers home and looking in Summerlin, stay, stay, STAY away from the Traccia community. I'm currently renting my house out there. When DH and I first moved into it "brand spankin new", we had nothing but problems with it, (i.e. had our master shower ripped out 4 times, carpet replaced twice, railing replaced 3 times, etc.). We later found out that everyone else in the community did to. And the guard-gated security is a joke and a waste of the $175 HOA fee we pay.

    Not to plug the home I'm selling or anything, but we've got one on the market right now in Summerlin too. Let me know if you're intersted. My FIL is the agent on it right now. 2500 sq.ft., Pulte Energy Star, single story, and located in the Summerlin village of Ridgebrook. It's across the street from the Alexander Dawson private school. I can't remember the last price we agreed on is though.

    We are not looking at Toll Bros b/c it's pricey...so, you have a Toll Bro and it keeps breaking down?  Are you guys relocating since you're trying sell one house and rent the other??

  • We've already relocated to the L.A. area. DH got a job out here. In 2004 we purchased the single-story Pulte home. In early 2006 we closed on the Toll Brothers home. I'm wishing we never did so. I miss our Pulte home. We had nothing but problems with the Toll Brothers home the first 6 months we had it. Everything has now been fixed and it is being rented out. The Pulte home was being rented out from 2006 to just last month. We had a developer for The Ridges leasing it and took very good care of it. He has moved out b/c he just purchased a home in Red Rock Country Club.
  • Wow...that's funny you've relocated to LA and we're moving away from LA!

    Anyway, please send me any info on your Pulte house!  I love Pulte homes!  It seems like that new homes now are not as big as they used to be a few years back...I could be wrong....
