brookside neighborhood in nashville

Hi- So my husband and I will be moving from Boston to Nashville in the next few months. We've been looking at properties around Vanderbilt and have found a few homes we like that are listed as being in the Brookside neighborhood. Does anyone know anything about that area? Thanks.

  • Hmmm, I live a mile from Vanderbilt and I think Brookside is near the White Bridge Road area, which can be nice or so-so. If you can send me the MLS #'s I can check it out. You will love Nashville and living near Vanderbilt is great!
  • Yes, it can be so-so, mostly because its right on the border of a questionable area.  But, at the same time, its as close to "nice" (Green Hills/Hillsboro/etc) as you can get for the price range.  Brookside is a small neighborhood off of White Bridge Road between West End and Charlotte.  If you come in West End - its very beautiful and you pass some of the best properties in Nashville.  If you come in Charlotte - not so much (and that's an understatement). 

    We live near there and love it because its so convenient - you can take back roads to Green Hills, but hop on the interstate to downtown.  We couldn't really find anything else in the west end of town for the same price range (although we could move outside of town for much less $ and get much more square feet).  So, you have to make a conscious decision to take the good with the bad - but if you want to be reasonably near that part of town and that's your price range, I say its definitely worth considering.  HTH.    

  • P.s. - I would basically only consider the part of Brookside on the west side of Whitebridge Road.  If you're looking at a map you'll see Whitebridge Road, and McCabe park will be on the right. . . . I'd stick to the left side of Whitebridge.  I say this because I was just looking at the listings online and saw a cute house, but had second thoughts when I realized it was on the McCabe park side of the road.  Not that its not worth considering maybe. . . . its just not quite the same :) 
  • So the properties we've spotted are all on the left side of white bridge pike, so you'd think somewhat decent?  another question...sylvan park and sylvan heights?  what's the difference?  are there areas to avoid as well?  thanks...i really appreciate your opinions.
  • most of sylvan park is great, sylvan heights is on the outskirts. basically you dont want to get too close to charlotte pike. its really hard to describe but if you get to drive by these areas you can pretty much tell. it really depends on the particular streets you are looking at.
  • We recently moved from Sylvan Park to Brentwood. But, we lived in Sylvan Park for nearly 3 years (moved because we had a baby and wanted more room). We loved the area. It is defiintely hit or miss though. I would stay between 42nd and 51st and between Charlotte and Murphy. The lower numbered streets are still kind of sketchy for the most part, but there are also hidden gems among them. The area is really booming and a lot of the houses have been rehabbed and are fabulous inside while maintaining the charm of the older homes on the outside. It was so easy to get to places from there. I would be a bit wary about Sylvan Heights, although a good friend of ours recenty bought a townhouse in a development in that area that's very nice. Lots of young couples. But I'd say that's the exception rather than the rule in that neighborhood.
  • We live in Sylvan Park and love it.  We are closer to the Cherokee Park side of things (south of Murphy, toward West End).  Sylvan Heights is definitely more of a transitional neighborhood.  It might be a good investments if you could get a good deal and don't mind dealing with the negative aspects of a very transitional neighborhood.  Not too terribly long ago, much of Sylvan Park was considered transitional. 

    The Brookside neighborhood is nice.  The only negative I will say about it is that it has increased in price quite a bit over the past 5 years.  My point being that I'm not sure how much futher up it could go making it a possibility of not getting as much return for your money if you only plan to be there a few years.  Also, we looked over there and most of the houses were exactly the same layout and square footage.  This may not bother you just thought I would mention it.  Of course, some have been renovated as well.

    I really love the Brookside neighborhood - it's really charming.  I'd also recommend staying on the west side of White Bridge Road - but, there are some nice homes on the other side as well, and they back up to Richland Creek and McCabe Golf Course and Sylvan Park, al of which are nice areas.  The one problem with the east side of White Bridge Road is that there are a lot of commerical properties on that side - so you have to be careful to not buy a home next to a car wash or gas station, for example.  The area of Brookside that transitions into the Hillwood area is REALLY nice and actually starts to get quite pricey.  The homes in the true part of Brookside are small, and as a pp said, tend to be the same layout.  As our realtor explained to us (and I don't know if this is 100% historically accurate or not) - most of the Brookside neighborhood went up after World War II, when there was a huge demand for housing for families with 1 child.  So, they did this mass development of 2 bedroom homes that all kind of look the same.  However, a lot of them have been renovated and/or expanded during that time, and a lot of them have huge potential with big backyards for further additions to the home.  The streets have big trees, and the neighborhood is established - so it's not some cookie cutter boring development or anything like that.  We looked really hard for a home in Brookside, and actually put an offer on a home off Vine Ridge, but lost to another bidder. 

    We live in Sylvan Park and love it - and though there are still some dumpy homes and less than desirable streets, it's only on the rise and builders are constantly either renovating homes or tearing little ugly ones down and building nice new ones.  So, there are a ton of new homes priced at $500K and up in Sylvan Park now.A lot of people think that Sylvan Park will be the next Cherokee Park (a really nice neighborhood in Nashville) in about 5-10 years.   I really love the family feel of Sylvan Park, the historical architecture, the cute bungalows, and the community organization is really strong.  You can check out our neighborhood website at sylvanpark.org.  And don't be afraid of being too close to Charlotte Pike - we are and have had no problems.  We're close to the "nicer" part of Charlotte, though - near St. Ann's Church, Bobbie's Dairy Dip, etc.

    I have a friend who has a beautiful home in Sylvan Heights, off 33rd.  She loves how affordable their home was, but they have had some problems with sheds and cars getting broken into.  I'm still waiting on Sylvan Heights and wouldn't buy there for 5 more years or so.

  • Crack me up!  I was just about to post about all the homes in Brookside being the same - but *I* was told that the area used to be military housing!  According to our storyteller/ realtor, where Nashville Tech is (across Whitebridge from Brookside) used to be some type of army base, and Brookside was for the families.  98% of the homes in Brookside are the same square footage and basic floor plan - they used to be duplexes (two beds, one bath on one side, one bed one bath on the other), but most if not all have been renovated so you can hardly tell.  Our friends lived over there and actually made the choice when they did the renov. to leave the two hot water heaters so they can use both baths at the same time!  Anyways, the other 2% are slightly larger single family homes and were for the officers. . . . so the story goes :) 

    Who knows!  If you look at them, you'll have to ask your realtor and report back :)

  • We got the military story from our realtor about Brookside.  We ended up deciding on a place around Lipscomb and close in a few months if all goes well. 
  • Awesome news!!  The Lipscomb area is beautiful - one of my favorite neighborhoods in Nashville.  Congrats and welcome to Nashville!
