looking to move to Knoxville

Hi ladies-

H and I are looking to move to Knoxville basically for the heck of it.  Currently we live in Des Moines, Iowa and are looking to get out of the midwest.  H picked Knoxville because he wants to be close to the mountains.

I need your help in where to start looking for a community to live in.  We recently took a trip to Austin, TX and it didn't work for us at all.  It was too big, too spread out and it seemed kind of dirty.  So we're looking for a clean, well maintained/kept area where it's safe to go for a run at night, etc.  Housing price range we're looking at is $125-$200k.  Any advice on any neighborhoods/suburbs to stay out of would be appreciated as well.

I also wanted to know how bad the bugs are because it seems like it doesn't get cold enough in the winter to have them to die off.

TIA

Re: looking to move to Knoxville

  • p.s.  jobs--I'll be working from home and my H is a nurse so any good hospitals you can recommend to look at would also be helpful.  His experience has been in the NICU and I noticed there was a Children's hospital as well.  Thanks.

  • We have several hospitals in Knoxville:   Parkwest, Fort Sanders, Childrens, Baptist, St. Mary's.  Baptist and St. Mary's are joining together to become Mercy.  So if you do any searches, you may see Mercy thrown in there, too.

I would try to focus on North Knoxville.  West Knoxville is very affluent and housing prices are astronomical = $300+ (Farragut is the name of the suburb if you're looking in realty magazines or on-line).

North Knoxville consists of areas known as Powell, Halls, Fountain City, etc.  You could also try Karns, but I don't that's considered North. That's more North West.

I would just google knoxville realtors webpages and start looking.  I moved here 5+years ago and love it.

    Good luck!

  • Not all houses in West Knoxville/Farragut are super expensive.  DH and I bought a house in Farragut last May for under $200K.  The Farragut, Concord/Bluegrass, and Northshore/Choto areas are nice in West Knoxville.  Karns, Powell, and Halls are also nice for the north/northwest areas of town.

check out http://public.kaarmls.com for a search of all the mls listings here in Knoxville.  You can search by area, address, realtor, etc.

I've lived in Knoxville all my life and would be more than willing to answer any questions you may have.  Please feel free to email me at khamilton614 at yahoo dot com anytime!  Just put something in the subject line re: the nest so I won't delete it!

The bugs aren't too terrible, but I might be used to them!

  • I agree with pp, far West & Farragut are very nice, but very expensive.  I'm partial to the Concord/Bluegrass area, personally.  It's got nice family neighborhoods (in various price ranges) but it's smack in the middle of everything.  Downtown is about 10-15 minutes one direction & Farragut is 10-15 minutes in the other direction.  Plus there are tons of restaurants in that area. :-)  We're planning on moving back to Maryville in the next few years (a really great place if you don't mind the commute to K-town... although we do have a hospital there too, Blount Memorial) but if we were staying here we'd definitely be looking in that area.
  • Oh, and the bugs definitely die off in the fall/winter.  They can get pretty bad in the spring/summer, especially if you're near water, but it's not awful.  I hate/am terrified of bugs and I'd hate to leave this area, so they can't be too bad! :-)
  • I'm not very objective here because I live in the west area (Karns school district, but south of the actual Karns area) and my house is currently on the market for $199,900. So given that my house is within your price range, I would STRONGLY encourage you to look at the west area of Knoxville. Then again, like I said, completely NOT objective here!
    :o)

*actually, I do love the area and would recommend it.*

  • I have lived in Ktown almost all my life and it is a wonderful place.  I live towards the Karns area (northwest) and work in Fountain City.  I grew up in Corryton (which is right out side Ktown) it may an area you would like to look into.  Fountain City is great, but you will not find new homes, I have an older smaller home for sale if your interested.  West Knoxville is convenient to the better resturants and shopping, but it is more congested.  I agree with pp about the hospitals.  Our local newspaper is at www.knoxnews.com that would give you some insight on housing or jobs.  If I can help you in anyway please let me know.  You will love it here, the scenery is great.
  • Hey! I promise I'm not pushing my house this time. You mentioned running; if you're a runner you might be interested in Knoxville's greenways:

The Sequoyah greenway, which runs down Cherokee Boulevard, is my favorite place in town to run. Sequoyah Hills is a great neighborhood but pretty expensive.

    The Knoxville Track Club:

    is also very active.

  • We moved to Knoxville from Atlanta also for the heck of it and are so happy to be here!  I have a friend who is a realtor with several houses in the North Knoxville area on the market.  Several of these have dropped their asking price due to the market, so she has some really nice houses that are in an excellent price range.  http://hollimccray.com/  Anyway, I just love her!

We are just off of 75 (north of 640) about 10-15 minutes from downtown and 25 minutes from Turkey Creek (in West Knoxville).  I love this area.  It's still pretty quiet, but there's a lot of new construction.  I live near the Sterchi (pronounced Sterki, but I still get it wrong) Hills and Sterchi Village subdivisions, but not in either of them.  I think Village has a pool, and there's the Sterchi Hills greenway where I try to walk every day.  I can walk to the greenway which is great.  There's also Victor Ashe park about 10 minutes away with a disc golf course and a great fenced in dog park.  Also, the best pizza in town is at Elidio's which is 2 minutes from my house.  I love North Knoxville!

Also, FYI, we bought a 3br/2ba house for under $125,000, so your price range will definitely get you something nice in this area.

AND the people are ridiculously nice!  I know most of my neighbors and they're all so sweet.  We borrow tools and keep an eye on things when people are out of town.

As for the bugs, they're not awful.
  • Yay Knoxville! I moved here (from Detroit) almost 6 years ago and I love it. We're in the West Knoxville/Karns/West Hills area. Knoxville is a very reasonably priced area and you should have no problem finding a home in your price ranged, wherever you decide.
I'm also a nurse-I work at Parkwest which I love. It's part of Covenant (Fort Sanders, Parkwest and several other hospitals) There is also Mercy Healthcare (Baptist, St. Mary's and other) however Mercy is currently closing one of their hospitals, just that your DH is aware.
Children's Hospital is right near UT's campus and pretty accessible (sp?)
You might also want to check in Blount County-Maryville/Alcoa/Friendsville, it is a little closer to the Smokies and pretty close to Knoxville.
Good luck in your search and welcome to East Tennesse!
