  • Location, location, location...... would it be easy to resell? Is it safe? Is it a family neighborhood?
  • location on a safe street and school system.  I sold my first house that Iloved b/c of the busy street and poor school systems

  • At the top are environmental factors (pollution) and neighborhood factors.  We've picked 3 school districts that are of great interest to us - otherwise we are doing private K-12 and that needs to be factored into our purchase price.  Obviously crime is a factor but living in the boondocks that becomes more of an isolated issue. 

    I want to be in a town where I see something for my tax dollars, and if I don't see something, I want really low taxes.  Like right now, my town doesn't do crap except sit back and argue over renovating the town hall and the high school, but the mill rate is ridiculously low, so whatever.  There is no way I would live in the city limits of somewhere like Waterbury (for that among other reasons). 

    Then, energy costs are huge - we prefer forced air/heat pump systems with central air, for example.  

    We do not want a huge home, we want a big enough home, we are not big on consuming more than we need.  We would like a nice, efficient floorplan that maximizes space. 

    Lot size is a deal breaker for us.  H would like more than .5 acre, preferably more than 1 acre. 

    Garage - we really want two bays, but if the lot is large enough I think we would give up a bay and just build it on later. 

  • More than 1 bathroom, 3 or more bedrooms.  Lot size.  Not a busy street.  Close to schools, shopping, etc... with out being on top of said school, shopping etc...  A garage would be nice.  A full basement that can be finished if not already finished.

  • We have alot of non-negotiables... lol. Number one, hands down, is the school system. We dont want to send kids to private school so that crossed a few towns off the list. fwiw next house (for school aged kids) will likely be in simsbury... you know how great the schools are there ;)

    other than that, we will be looking for as musts: attached 2 car garage, # of bathrooms, # of BRs, NICE kitchen (or one with a big enough footprint at least to make nice one day), overall sq footage.  There are other minor things too that would be nice but those are the biggies! Our next home will be our "forever or at least for the next 20+ years" home so we will probably be more picky with it than we were last time we bought!

  • yes, yes, and yes.  In addition - it has to be a newer house in very good condition, it MUST have a level lot, it MUST have a mudroom (our current house goes from the garage directly into the kitchen - yuck!) and I know this sounds crazy - but the sun MUST set in the front.  Right now the back yard is full sun in the afternoon and we can't use our deck for most of the summer because it's about as hot as hell back there.  And another reason - our front yard is mostly shady and we can't really plant/grow too many colorful plants since they pretty much all require more sun than our front yard gets.  This is all assuming everything else compared to our current house would be at least the same or better... 3bdrm, 2.5 bath, 2 car garage, built 2000, 2200 sqft.  (although I'd like 4 bdrms and an office.)

     So - that is my list of "must haves" so far - we'll be moving in Spring/Summer 2010 hopefully.  Like pp said - this will be our forever house - or the house we'll hopefully live in the longest - so we'll be a lot pickier when we buy our next house.

  • We bought our house with the idea that it is our forever home.We basically wanted a home that we could comfortably live in until we are ready to downsize.

     Important to us:

    • School system
    • # of bedrooms- We wanted our children to each have a bedroom. It is the only get away that a child has for the first 18 years.
    • Energy Efficient- We have a large home but in comparison to our last home (a rental) we are consuming a lot less electricity and oil.
    • Location- What is around us, what is close to us. We live near a lot but feel like we are in the country.

  • We've been house hunting since August.  We're looking for a house that we could stay in forever.  The schools district is the most important to us.  We're looking in 5 or 6 different towns.  We also are not willing to compromise on location.  We want a quiet street in a neighborhood. 

    Some of our other preferences: 4 bedrooms (all on the same floor), 2.5 bathrooms, decent closet space, 2 car garage, eat-in (updated) kitchen, formal dining room, (finished) basement, newer house, at least .5 acre, and at least 2400 square feet.

  • I think it depends on what you are selling and who you are targeting

    We were first time buyers in the condo market we plan to move in about 5 years so our primary concerns were:

    Proximity to train station

    square footage

    Conceirger/amenties included in condo fee

    Aside of all the New cosmetics I would like, my next house MUST have 4 bedrms, 2.5 bath, Living, Dining and Family room, 2car garage....privacy, fireplace, a decent sized peice of land, must be on a quiet street in a neighborhood atmosphere, and MUST not be in a location inundated with trees (I hate trees).  SqFtage must be 2200-2400 minimum.  I also must have a front porch, with an overhang...

    We already know towns we want so school systems are fine there.

  • All of the above! We're in the early stages of looking at homes, so I can give you all of our must-haves (and would-likes).

    Definitely the schools - I won't move somewhere with bad schools. I don't want that to be a reason we have to move again down the road.

    Resale value must be good.

    Garage is not a necessity, but we would love to have one.

    We need a place to store our camper, we need a yard for the dog to run in, we need at least 1000 square feet, but 1500 is preferable. We need at least 2 BR, 3 is preferable.

    I must have HW floors. I know I'm weird, but carpet anywhere grosses me out. I can't have it, and I won't buy a house if have to rip it up!

    Must have roof replacement within last 10 years, must have furnace, water heater, and septic tank all well-maintained if not recently replaced.

    Location - Must be within 1.5 hours of NYC for commuting, MUST be close to a Metro-North Railroad. Preferably on a quiet street with sidewalks.

     Other pluses would be an updated kitchen, updated bathrooms, deck, fireplace, finished basement, master suite, dishwasher, washer/dryer. I'm sure I could go on, lol. :)
