House Hunting Update/Poll!

We are officially 3 weeks into house hunting and have placed 2 offers on 2 different homes. One of which has been accepted as a back-up incase the contract falls through, and the other we are still waiting to hear from the bank (after we placed our offer into the bank we were informed there was already another offer on the table)!

As of last week we've officially agreed to start looking in other parts of town other than Lake Nona/Narcoossee/Moss Park area.

We went to look at a handful of homes in the Conway area last night, and found one home that was built in 1990 that really struck our fancy! It looks as though it's been kept up well and has a new roof, windows, and doors!

However, now we are both torn... do we want to purchase an older home knowing that older homes are going to need possibly more work and maintenance, but the landscape is a little more mature, and we won't be on a zero-lot line property OR do we purchase a home that is less than 5 years old, more energy efficient, zero lot line, and hardly any mature trees in the neighborhood?

Of course this is where I would like to hear other people's advice/opinions on old vs. new.

  • Hey there. I work in a title company so I hear almost daily experiences of people buying homes. Its been my experience that the homes that cause the most headaches are the newer ones. For some reason the construction is "not what it used to be."0

    Our home is from 1984 and we have had no problems. I mean all that our home really needs is a more modern kitchen.

  • I, personally, like a little bit of land for gardening, etc so I don't love zero lot line properties. I also don't think that newer=better that being said the newer property will most likely be up to code with the new hurricane requirements for roofs, windows, etc. That doesn't mean the old one isn't, but you'll have to do more research to find what has been replaced and with what. You might also what to check to see if any insurance claims have been filed against it and for what. I do really love trees near the house (but not TOO near the house for hurricane safety) because it gets soo darn hot around here and shade is a beautiful thing. So I guess it just depends what is important to you, but I wouldn't eliminate houses just because they're old. Some old houses are like fine wine and others, well, aren't. lol Good luck with your decision!

  • I do agree with what both of you are saying, and if we were to buy an older or "mature" home we would definitely want all the info on the home.

    There is one home that we saw last night, that would be such a cute and ideal home... very cozy and inviting. We too want a patch of yard for gardening. Right now we have a town home and we have about 20 different sized containers on our porch... we can not wait to be able to start a "real" garden! Not just a patio-garden!  

  • I have a house that was built in 2001 and we love it. The insulation in it is great (my electric bill runs $75 month) and we bought it a month before all those hurricanes hit in 2004. It held up great, we had no damage. During that time I learned that all homes that were built 2001 and after had a new shingle requirement that had to be met so the roofs are stronger. But if that house that was built in 1990 had a new roof put on then it is probably up to the same standards. I think as long as the house is kept up, it doesn't matter when it was built. Just make sure you get all your inspections done and it should be fine.

    BTW-I have a friend that lives by 417 in the Lake Nona area and she loves it out there.

  • Triddel, thanks for the info! The first home we put an offer on is near the 417 and Narcoossee... small world!
  • We purposely bought a home that was built in the 90's because it came with almost half an acre and all of the newer homes have smaller lots. It really depends on what is important to you. We wanted a good size house with a pool and a big yard. So that is what we bought. There are pros and cons to newer or an older house.
